Autumn Lake Pointe Mobile Home Park Introduce
When considering a mobile home park as a living option in Louisville, Kentucky, prospective residents often seek a balance of affordability, a sense of community, and reliable management. Autumn Lake Pointe Mobile Home Park, located at 2805 Autumn Lake Dr, Louisville, KY 40272, presents itself as one such community. Mobile home parks in Kentucky, like those across the nation, can offer a unique housing solution, often providing a more budget-friendly entry point into homeownership or long-term rental compared to traditional stick-built homes.
However, it is crucial for anyone considering Autumn Lake Pointe to approach their decision with a full understanding of the resident experience. Unlike many communities that receive a mix of positive and constructive feedback, the publicly available reviews for Autumn Lake Pointe Mobile Home Park paint a picture of significant challenges faced by its residents. Comments include strong warnings, allegations of frequent rent increases (sometimes twice a year), consistent water shut-offs, mandatory internet charges regardless of external options, and a high crime rate. Residents also report issues with fees, taxes, and difficulty with lease renewals, particularly for those who have owned their homes for many years. These serious concerns suggest a need for thorough due diligence by any local user in Kentucky considering this location for their housing needs.
This article aims to present a factual and informative overview of Autumn Lake Pointe Mobile Home Park, drawing directly from public feedback and available data. Our goal is to equip potential residents in Kentucky with the necessary information to make an informed decision, highlighting both the practical aspects of the park and the significant concerns raised by current and former tenants.
Autumn Lake Pointe Mobile Home Park is situated at 2805 Autumn Lake Dr, Louisville, KY 40272, USA. This location places it within the larger Louisville metropolitan area, specifically in the 40272 zip code, which is typically considered a suburban part of Southwest Louisville. Being in Louisville means residents have access to the amenities and services of a major city, albeit with varying degrees of convenience depending on the exact location within the zip code.
The park's address on Autumn Lake Drive suggests a residential street. Accessibility to and from Autumn Lake Pointe would primarily rely on personal vehicle transportation. The 40272 area generally has a network of local roads that connect to larger thoroughfares, including Dixie Highway (US-31W/US-60) which is a major commercial artery in Southwest Louisville. This allows for connections to various parts of the city, including downtown Louisville, employment centers, shopping districts, and healthcare facilities. While direct public transportation access to the immediate vicinity of the park is not explicitly detailed, Louisville's TARC bus system serves many parts of the 40272 area. Prospective residents interested in public transit options should research specific TARC routes that operate near Autumn Lake Drive.
The suburban setting typically offers a quieter residential experience compared to inner-city areas. However, reviews from residents indicate concerns about a "pretty high crime rate" within the park itself, which contrasts with the general expectation of suburban tranquility. This is an important factor for local users to consider when evaluating the safety and security of the location, despite its geographical position within a major city's suburban sprawl.
Based on typical mobile home park operations and information gathered from resident reviews, Autumn Lake Pointe Mobile Home Park provides various services to its residents. However, the quality and reliability of these services, as indicated by customer feedback, are significant points of concern. Common services found in such communities generally include:
- Lot Rental: Residents rent a designated plot of land for their manufactured home. This is the core service.
- Utility Connections: The park typically facilitates connections to essential utilities such as water, sewer, and potentially gas and electricity. However, reviews specifically mention frequent water shut-offs, indicating potential issues with this service.
- Waste Management: Trash collection services are usually arranged by the park.
- Community Management: A management team is responsible for the overall operation of the park, including enforcing rules, handling maintenance, and addressing resident concerns. Resident reviews, however, strongly criticize the management for being "money hungry" and difficult to deal with, particularly concerning lease renewals and fees.
- Mandatory Internet: A unique and highly criticized service mentioned by residents is the forced payment for the park's internet, even when external, better-value options are available. This service is also reported to be unreliable, "starting to fail all the time."
- Road Maintenance: Internal roads within the park are generally maintained by the park.
It is paramount for any prospective tenant to directly inquire about all included services, the terms of their provision, and any associated fees. Given the negative reviews, it would be wise to seek clear, written documentation regarding all services, utility arrangements, and any mandatory charges.
When considering Autumn Lake Pointe Mobile Home Park, it's essential to look at features through the lens of resident experiences, as these provide the most direct insights into daily life within the community. While a mobile home park traditionally highlights affordability and community, the reviews for Autumn Lake Pointe present a contrasting reality regarding its features:
- Affordable Housing (with caveats): While mobile home parks are often chosen for their affordability, residents at Autumn Lake Pointe report constant rent increases, sometimes twice a year, and numerous additional "taxes and fees left and right for everything." This suggests that the initial perceived affordability may not hold true over time.
- Existing Community Structure: As an established mobile home park, there is an existing community. However, the reviews indicate significant tension between long-term residents and management, with allegations of "singling out those who own trailers" and evicting long-standing tenants without cause related to payment.
- On-Site Management (with reported issues): The presence of on-site management is typically a feature, offering direct contact for issues. However, the reviews strongly criticize the management's practices, citing unresponsiveness to concerns, lack of record-keeping ("wrong dates in their system"), and a focus on "money hungry" policies.
- Mandatory Internet Service: While connectivity is a necessity, the park's mandatory and reportedly failing internet service is a significant negative feature, forcing residents to pay for a subpar service without choice.
- Crime Concerns: Residents report a "pretty high crime rate," which is a serious concern for any residential area and directly impacts the safety and peace of mind of those living there.
- Utility Issues: Frequent water shut-offs are a major reported issue, severely impacting residents' daily lives and highlighting a potential lack of reliable infrastructure or maintenance.
Given these strong and consistent negative highlights from resident reviews, prospective tenants should prioritize understanding these challenges before considering Autumn Lake Pointe.
Due to the overwhelmingly negative public reviews regarding Autumn Lake Pointe Mobile Home Park, there is no indication of any ongoing promotions or special offers. In fact, the consistent feedback from residents suggests a pattern of increasing costs and additional fees, rather than incentives. Reviews explicitly state that the park "raise rent every year sometimes twice a year" and "tax and give you fees left and right for everything." Furthermore, there are allegations of unrenewed leases and evictions for long-term residents, which is contrary to the spirit of attracting new tenants with promotions.
It is highly improbable that a community facing such widespread and severe criticism regarding its management practices and resident treatment would be offering promotional deals. Any prospective resident should be extremely cautious about promises of affordability or special offers if they were to encounter them, and verify all terms in writing. The focus, according to current and former residents, appears to be on maximizing revenue through various charges rather than enticing new residents with competitive offers.
For individuals in Kentucky seeking to contact Autumn Lake Pointe Mobile Home Park, the following information is publicly available. Given the nature of the reviews, it is advised that any communication be documented and inquiries be as specific as possible, especially concerning lease terms, fees, and services.
- Address: 2805 Autumn Lake Dr, Louisville, KY 40272, USA
- Phone: (502) 937-7275
- Mobile Phone: +1 502-937-7275
Prospective tenants are strongly encouraged to use these contact methods to ask detailed questions about all aspects of living at Autumn Lake Pointe. This includes inquiring about current lot rent, the history of rent increases, policies regarding utilities (especially water and the mandatory internet), additional fees and taxes, and the process for lease renewals. Given the serious allegations in reviews regarding management's record-keeping and lease practices, requesting all information in writing and maintaining thorough personal records of all communications would be a prudent step.
When evaluating Autumn Lake Pointe Mobile Home Park for suitability for locals in Kentucky, it is imperative to directly address the stark reality presented by numerous resident reviews. While mobile home parks can genuinely offer an accessible and community-oriented housing solution, the public feedback for Autumn Lake Pointe suggests that it may not fulfill these promises for many. Therefore, suitability for locals must be considered with significant caveats and a strong emphasis on risk assessment.
Historically, mobile home parks have been attractive to locals seeking affordability. However, resident testimonials at Autumn Lake Pointe repeatedly highlight a pattern of "rip off" practices, including frequent and substantial rent increases, unexpected fees, and mandatory charges for services like internet that are reported to be unreliable. These financial pressures directly contradict the expectation of affordable living, making the long-term cost potentially unpredictable and burdensome, especially for those on fixed incomes or struggling to make ends meet.
Furthermore, the concerns about "pretty high crime rate," consistent water shut-offs, and alleged unethical management practices (such as refusing lease renewals for long-term residents and poor record-keeping) paint a picture of a challenging and potentially unstable living environment. A suitable living space for local Kentuckians should offer a reasonable degree of stability, safety, and reliable access to basic utilities and fair treatment from management. The extensive negative feedback indicates that Autumn Lake Pointe may fall short in these crucial areas, leading to residents becoming "miserable" and advising others to "run as fast as you can in the opposite direction."
While the location in Louisville's 40272 zip code offers suburban proximity to city amenities, the internal issues within the park, as reported by residents, appear to overshadow any geographical advantages. For local Kentuckians prioritizing genuine affordability, a safe environment, reliable utilities, and transparent, fair management, the information available about Autumn Lake Pointe Mobile Home Park suggests that extreme caution and thorough investigation beyond typical due diligence are absolutely necessary. It is crucial for prospective tenants to thoroughly verify all terms and conditions, consider the long-term financial implications, and be fully aware of the reported challenges before making any commitment.

Autumn Lake Pointe Mobile Home Park Reviews
This place is a joke!!! Absolutely a rip off. Run as fast as you can in the opposite direction. Please listen to me. They raise rent every year sometimes twice a year. The water gets shut off all the time. They force you to pay for their internet even though you can get a better deal and internet. And now that's starting to fail all the time. They tax and give you fees left and right for everything. The crime rate's pretty high here. I could literally go on and on and on and on but I'm not going to this place is trash. I'm pretty sure they'll reply to this post and say that I they have no record of me being here which isn't true I've been here for years. They literally say that to multiple people on their google reviews. They even have the wrong dates in their system lol. They can't keep nothing up to date here.
Mar 16, 2025 · Tee MThere doing too much to people who have been here for 15 years are more. There singling out those who own trailers. Evicting people who have never been late on payments. Also I know somebody that lives back there that has been there for 3 years never had to sign another lease. Plus inside their lease what they're getting evicted for has nothing about they have to have or do this in order to stay at Autumn lake The people here are management are very money hungry I would advise someone else to look somewhere else because before you leave here you will be miserable. The reason being that you don't have me as a tenant here is because you all don't renew leases to people if you all did you would know that I did live here.
Feb 12, 2025 · Jamie LynnA very quiet place, I've been living in it for 4 years, but it has the worst staff of all, for the slightest thing they want to charge you a fee, they threaten you with eviction, even so you're buying, every day they go through the house looking for what problems they can put you, a quiet place but a very bad staff, they should fire them and put a new staff that doesn't have so many problems, it's supposed that if one buys there it's to live quietly, they should fire them all
May 21, 2025 · jenky officialPlace is high dollar rip offs. They want your belongings after you die. You also can’t move your own home out of the park to a new piece of land that you have.
