Arrow Lane Mobile Home Park

2640 W Rialto Ave, San Bernardino, CA 92410, USA

3.0
This park is very underwhelming to a point where it makes you sad. A couple months ago they acquired gates that don’t even function properly. It also only has one light so when it’s dark it’s pitch black. Don’t get me started on service providers, why? They technically only have frontier not even fiber just simple internet. I thought the “owners” would have changed that by now but no still stuck with simple internet. Most people in the park have antenna, why again? Because there’s no other service providers. Also there’s also a serious problem , when it comes to contacting the owners of the park. Like why do I have to tell the manager to tell the owners why? It’s very frustrating and yet nothing is being done about it. I wouldn’t recommend this area/park to someone else. I’d rather you pay extra to go to a properly maintained park, where there’s better internet services and good communication with the owners. - C C

This article aims to provide a clear, engaging, and informative overview of Arrow Lane Mobile Home Park, detailing its location, known features, and drawing on direct insights from residents to help local users in California learn more about this place.

Modern manufactured home communities operate on a model where residents typically own their homes but lease the land on which they are situated. This setup often includes shared amenities and centralized management, both of which significantly influence the overall resident experience. Understanding the nuances of such communities, including their operational practices, the level of maintenance, and the communal atmosphere, is paramount for anyone considering making a mobile home park their home. Arrow Lane Mobile Home Park, like any residential community, has its own unique set of attributes and operational dynamics that shape the resident experience.

When evaluating a potential new home, it is always beneficial to gather a comprehensive understanding that goes beyond official descriptions. Direct feedback from those who live within the community offers invaluable, real-world perspectives on daily life, management responsiveness, and the general environment. This holistic view allows prospective residents to form a more complete and realistic expectation of what living at Arrow Lane Mobile Home Park might entail, enabling them to make a well-informed decision for their housing needs in Southern California. The provided reviews offer candid insights that are crucial for this comprehensive evaluation.

The location and accessibility of any residential community are key factors in its appeal and convenience for residents. Arrow Lane Mobile Home Park is situated at 2640 W Rialto Ave, San Bernardino, CA 92410, USA. San Bernardino is a prominent city within the Inland Empire, a large and economically active region of Southern California. This strategic placement offers residents a blend of suburban living with practical access to the broader metropolitan amenities.

From Arrow Lane Mobile Home Park, residents have access to major regional transportation networks. The park is located near significant freeways, including the I-210 and I-10, which are vital for commuting throughout Southern California. This connectivity facilitates straightforward travel to numerous employment centers in surrounding cities such as Riverside, Ontario, and Fontana, and provides reasonable access to parts of Los Angeles County, depending on traffic conditions. For those who enjoy exploring the diverse landscapes and attractions that California offers, this central location can serve as a practical starting point for journeys to the mountains, deserts, or the iconic Pacific coastline.

In terms of local accessibility, Arrow Lane Mobile Home Park's setting in San Bernardino means residents are within reasonable proximity to a range of everyday necessities and services. This typically includes various grocery stores for daily shopping, pharmacies, banking services, and a selection of medical and dental facilities. The area also provides access to local dining establishments and retail options. While the convenience of nearby stores is mentioned, the reviews do not highlight extensive walking or public transit options for most errands. Therefore, a personal vehicle would generally be recommended for residents to fully capitalize on the surrounding conveniences and regional attractions. This combination of regional and local accessibility forms a crucial part of the living experience at Arrow Lane Mobile Home Park.

Based on the provided resident reviews, the services offered at Arrow Lane Mobile Home Park appear to have significant limitations and raise various concerns regarding their functionality and scope.

  • Gated Access (Dysfunctional): The park has "acquired gates," suggesting an attempt at providing controlled access and security. However, these gates are reported to "not even function properly," indicating a significant flaw in this service.
  • Lighting (Inadequate): There is only "one light" in the park, leading to "pitch black" conditions when it's dark. This implies a severe lack of adequate lighting, affecting safety and visibility within the community.
  • Internet Service Provider (Limited): The park technically only has "Frontier not even fiber just simple internet," with no other service providers available. This restricts residents' choices and access to modern, high-speed internet.
  • Television Service (Limited): The lack of other service providers also means "Most people in the park have antenna" for television, suggesting a limited array of entertainment services available.
  • Maintenance (Non-existent for Renters): A critical service deficiency is the reported absence of a "maintenance person." For renters, this means "you have to fix everything on your own," shifting significant responsibility and cost onto residents.
  • Communication with Owners (Poor): There is a "serious problem when it comes to contacting the owners of the park." Residents have to "tell the manager to tell the owners," leading to frustration and a lack of direct communication channels for addressing concerns.
  • Security (Inadequate): Despite having gates, the park has experienced multiple "broken into twice" incidents, including homes and the laundry room. This points to a severe lack of effective security measures, resulting in an "unsafe neighborhood." There's also mention of "rent checks... stolen per management," which is a grave security concern related to financial transactions.

The features and highlights of Arrow Lane Mobile Home Park, as directly reported by its residents, present a challenging picture, largely dominated by significant drawbacks concerning infrastructure, security, and management responsiveness.

  • Affordable Rent: One of the few positive features explicitly mentioned is that "rent is really cheap." This indicates a lower cost of living compared to many other housing options in the California market, which can be a primary draw for some residents.
  • Existence of Gates: While dysfunctional, the presence of gates suggests an intent to provide a controlled environment, which could be a positive feature if they were properly maintained and operational.
  • Proximity to Stores: The park's location on W Rialto Ave in San Bernardino implies reasonable proximity to local stores and amenities, a common feature of urban and suburban mobile home parks.

However, the list of significant concerns and negative features is extensive:

  • Underwhelming Overall Experience: The park is described as "very underwhelming to a point where it makes you sad," indicating a generally poor living experience.
  • Dysfunctional Gates: The acquired "gates that don’t even function properly" are a major flaw, undermining any perceived security benefit they might offer.
  • Poor Lighting: With "only one light" and "pitch black" conditions at night, the park suffers from inadequate lighting, posing significant safety and visibility risks.
  • Limited Internet and TV Providers: The restriction to "Frontier not even fiber just simple internet" and the necessity for "antenna" for TV due to lack of other providers highlight a significant lack of modern utility options and choice for residents.
  • Lack of Maintenance Personnel: The absence of a "maintenance person" means renters are responsible for "fix everything on your own," which is an unusual and burdensome requirement.
  • Serious Security Lapses: Multiple instances of homes being "broken into twice" and the "laundry room has also gotten broken into," coupled with "rent checks have also been stolen," point to a "very very unsafe neighborhood." This is perhaps the most critical negative feature.
  • Poor Communication with Owners: The inability to directly contact park owners and the necessity to "tell the manager to tell the owners" is a source of "very frustrating" communication inefficiency and a lack of accountability.

In conclusion, Arrow Lane Mobile Home Park, situated on W Rialto Ave in San Bernardino, California, offers a mobile home living option for locals within the Inland Empire region. While its location provides accessibility to major freeways and some local stores, and the rent is notably cheap, prospective residents in California must carefully weigh these points against the significant and numerous concerns raised by current residents. The park is described as "underwhelming" due to a range of operational and safety issues.

The core challenges appear to revolve around dysfunctional infrastructure, including gates and lighting; limited and outdated utility provider options for internet and television; a critical lack of maintenance support for renters; and, most alarmingly, severe security issues evidenced by multiple break-ins and theft. Furthermore, the frustrating communication channels with park ownership are a recurring point of dissatisfaction. Given the strong recommendations from current residents to "pay extra to go to a properly maintained park, where there’s better internet services and good communication with the owners," it is imperative for any Californian considering Arrow Lane Mobile Home Park to undertake a thorough and cautious evaluation, prioritizing personal safety and the quality of living environment over potentially lower rental costs.
