Arbordale Acres is a well-established manufactured home community situated in the heart of Lafayette, Colorado. It is identified as an all-ages community, making it suitable for families, young professionals, and retirees alike. The neighborhood is often described by residents and local data as tranquil, offering a notably slower-paced atmosphere with quiet streets. This quiet environment is a significant highlight for those looking to escape the relentless noise and pace of larger metropolitan areas in the Colorado Front Range. The mix of housing options includes a variety of manufactured homes, some built in earlier decades and some modern residences, with layouts commonly featuring two- and three-bedroom floor plans. Owning a home in a manufactured home park like Arbordale Acres can often represent a more affordable entry point into the competitive real estate market of Boulder County, a key consideration for many Colorado households.
It is important to understand that while residents typically own their homes, they rent the land (lot rent) on which the home sits. This model is typical for mobile home parks and is a crucial factor in the overall monthly housing cost. The community strives to offer a stable environment and has been home to some residents for many years, suggesting a degree of longevity and established social networks within the park.
In terms of community feedback, resident experiences are mixed, which is common for many properties. Some residents appreciate the longevity and generally quiet nature of the park, and find the office staff easy to work with. However, potential residents should be aware of specific community rules and costs, as some current residents have expressed concerns regarding high lot rent, restrictive pet policies regarding dog size (even when not universally enforced), and the requirement for daily parking permits for unannounced visitors, which incurs a fee. These are factors that prospective residents should inquire about directly with the park management to ensure a good fit for their lifestyle.

The core service of a mobile home park is providing the leased land for the manufactured homes. - Wheelchair Accessible Entrance and Parking.
- A community environment that is managed by office staff.
- The community is an All Ages park, catering to a diverse demographic.
- Potential access to community facilities or gathering places, which are amenities many mobile home residents desire. (While one public source mentions a clubhouse, this should be confirmed with management.)

★ 5★ 4★ 3★ 2★ 1Terrible place to live as a person currently living here. people go through your trash, they ban you from having a certain size dog when every other neighbor has a big dog and all they say is "dont ask" and don't have anyone come over unannounced even for 10 mins because they need a daily parking permit ($25) (which is dumb in its own right) the rent is high for no reason, stay away
May 02 · AfrikingI have been a part of this park for over 10 years, my parents bought their first home here and absolutely loved the community. The office staff is easy to work with and the park is pretty quiet. I just wish there were fences on the property so it felt more like my home with a yard, this open space allows me to see the trashy yards behind me every time im outside.
June 24 · Debbie ConradIf I could give them a 0 I would. It's not the park that's the problem. The management here should really be investigated by the problem solvers. Elder resident are being treated horrible. I have people digging in my trash cans on my property and I can't do anything about it. You have to deal with other people's dogs and cats pooping in your yard. My neighbor had to get rid of their dog just because she was too big when there is a great Dane right across the street. I have a perfect yard (mow every week, everything is clean and presentable) but keep getting letters to remove something that I don't even have up and threats every month. If you call and try to bring something to management attention like a neighbors tree hanging on your property potential causing me damage to my property, I get in trouble for bringing it up and nothing happens. I have 3 neighbors that have curtains up, but the time I put up a curtain, I received a nasty letter stating it's not permitted. Im the only one that has to remove my curtain? (Its an earth tone color and the previous owner had one up when we bought the place and nothing was said then.)Do yourself a favor, if management has not changed, please move on and find somewhere else. If not, you've been warned.
May 29 · Alisha LopezThis neighborhood feels sad and most of the older residents seem upset and the newer residents seem to be younger families. I feel like the management could have done a better job blending what used to be a retirement community into what it has become rather then being so money hungry to just not care. Also management seems a bit racist still waiting to see a black family move in...
October 07 · Sarah CooperI only lived there a year and overall just some rules were not necessary. For example, we could not have chairs on the front porch. Like really!! Make sure you read all the fine print. 🙂
