While residents are usually responsible for their individual utility bills, the availability of these hookups is a core service.
- **Road Maintenance (Internal):** Maintaining the internal road network within the community is a common responsibility of park management. This includes general upkeep of paved or unpaved roads and potentially addressing issues like potholes, though the quality of this can vary as suggested by some feedback.
- **Waste Management Access:** Communities generally arrange for or facilitate access to waste disposal services, such as dumpster availability or curbside pick-up, for residents to manage their household waste.

- **Individual Lot Spaces:** Residents typically have their own dedicated lot space for their mobile home, offering a degree of personal outdoor area not always found in other multi-family housing options.
It is important to note that some feedback from residents highlights significant concerns regarding the park's condition and management responsiveness, which may impact the perceived "features" or "highlights" for some. These concerns include:
- **Road Conditions:** Mention of "worst streets" and "huge potholes" suggests that the internal road infrastructure may be in poor condition, potentially impacting vehicle access and safety within the park.

Reports of "mold growing and mushrooms in closets" within trailers and management refusing upgrades on "as is" sales point to potential structural and environmental quality issues within some homes or on lots.
- **Management Consistency and Responsiveness:** Feedback indicates "no steady management" and that the "park office doesn’t seem to care about anything except collection rent." This suggests potential challenges with consistent oversight, addressing resident issues, and a lack of focus on community improvement beyond financial aspects.

Arbor Village Mobile Home Community Reviews
The streets are the worst. Huge potholes have to drive on sidewalk in one areaGarbage all throuout the trailer park. There's is always a water advisory sign. I don't think the water is safe. The park office doesn't seem to are about anything except collection rent.
May 14, 2025 · Christina BTerrible place to live. No steady management, water isn’t consumable and most trailers have mold growing and mushrooms in closets and the management refuses to allow people to upgrade their trailer because it’s sold “as is”. Even though it’s “cheap” so is the quality of everything. Total joke.
Feb 20, 2025 · Amber MillerOffice is hardly ever open unless THEY want your money, the office changes employees so much that when you were told or promised something by the previous representative of the company the new ones say that's not procedure so you were told wrong, can't hold them to me anything. They act like this is the Taj mahal. I feel like they don't want anyone to improve their homes, they want them run down and trashy. The corporate office is in a foreign country!!! As far as I know, they are based in Argentina cause that's where they have said they're at when I've talked to them. And lets not talk about the water💧💧
Mar 07, 2025 · Shelley MakinEvery other week the water is “ contaminated “ and is shut off for 6-8 hours. Can’t even come home after work and shower in my own home.Junk everywhere in the community. People fly through around here when kids are outside playing. constantly getting new office managers. Only reason I’m still here is because lot rent is cheap.
Aug 15, 2024 · Kaylee GThey let people wade through water to get to there house and let water just run all over the street. They overcharge people for the water billThey don't care about their tenants.
