Arbor Mobile Home Park stands as a notable fixture within the Long Beach community, offering spaces for mobile homes and RVs. It presents itself as a practical and centrally located option for individuals and families looking for a unique living arrangement in Southern California. Unlike sprawling suburban developments, mobile home parks like Arbor offer a concentrated community experience, often at a different price point than traditional stick-built homes. This park, in particular, seems to cater to a diverse range of residents, from long-term mobile home owners to those seeking short-term RV accommodations. Its appeal often lies in its ability to provide a more affordable housing solution in a high-cost-of-living area, coupled with the flexibility that comes with mobile living. While it has its own set of characteristics, including certain space constraints and environmental factors, many residents find the benefits, such as its central location and community atmosphere, outweigh these considerations.
The concept of a mobile home park has evolved over the years, from simple trailer parks to more developed communities offering various amenities and services. Arbor Mobile Home Park reflects this evolution, aiming to provide a functional and generally pleasant living environment. It’s a place where neighbors often know each other, and a sense of shared living is cultivated. For anyone considering mobile home or RV living in Long Beach, understanding the specific offerings and community dynamic of Arbor Mobile Home Park is an essential first step.
One of the most significant advantages of Arbor Mobile Home Park is its strategic location at 300 E Arbor St, Long Beach, CA 90805, USA. This address places it squarely within a highly accessible and convenient area of Long Beach. For residents, this means being remarkably close to a multitude of essential services, recreational opportunities, and transportation hubs. The park is often praised by its residents for being "close to everything in Long Beach," a crucial factor for urban living.
Its proximity to major roadways and public transport routes ensures that commuting to work, accessing healthcare facilities, or enjoying the city's vibrant cultural scene is relatively straightforward. This central location also means easy access to shopping centers, grocery stores, restaurants, and entertainment options, reducing the need for extensive travel for daily errands or leisure activities. While the immediate vicinity might experience some urban noise due to traffic and local activities, the park is described as being "tucked away from the city’s drama," suggesting a certain degree of peacefulness despite its central position. This balance of accessibility and a relative sense of seclusion makes Arbor Mobile Home Park an appealing option for those who want to experience the vibrancy of Long Beach without being directly in the thick of constant urban hustle. For local users in California, especially those familiar with the Southern California landscape, the convenience of this location is a major draw.
While specific, exhaustive details on every service might require direct inquiry, based on the provided information and the nature of mobile home parks, we can infer and highlight key services.
- Space Rental for Mobile Homes: The core service, providing plots of land for individuals to place their mobile homes. This includes access to essential utilities like electricity, water, and sewage connections.
- RV Park Facilities: Offering spaces for recreational vehicles, likely on a weekly or monthly basis, complete with necessary hook-ups (electricity, water, and potentially sewage). The review mentioning a "14-foot trailer" and weekly rates suggests this is a significant offering.
- Community Management: Oversight and management of the park's common areas, rules, and general operations. This often includes addressing resident concerns and maintaining a structured living environment. The mention of "Landlady Kim is great!" points to a responsive and effective management presence.
- Utility Access: Provision of essential utility connections to each lot, including water and electricity. While there was a negative comment about a "water connection fitting leak" and an "electricity panel box is not up to date," these are specific issues that can arise in any property and generally imply the availability of these services.
Arbor Mobile Home Park offers several features that appeal to its residents, drawing from both direct feedback and common characteristics of such communities.
- Prime Long Beach Location: As highlighted, its most significant asset is its central location, providing unparalleled access to the best of Long Beach. Residents appreciate being "close to everything" from shopping and dining to entertainment and essential services.
- Safe and Tucked-Away Environment: Despite being in an urban setting, the park is perceived as a "safe area" and "tucked away from the city’s drama." This suggests a more secure and peaceful living environment within the bustling city.
- Community Atmosphere: The positive mentions of "Landlady Kim is great!" and "Fred the neighbor is great!" strongly indicate a friendly and supportive community. Positive interactions with management and neighbors contribute significantly to resident satisfaction and a sense of belonging.
- Affordable Weekly/Monthly Rates (for RVs): For RV users, the weekly rate of "$200 a week" was considered satisfactory by one reviewer, suggesting it offers a relatively affordable temporary lodging option compared to other alternatives in the Long Beach area. While one review called it "overpriced for a crappy space," the perception of value can vary greatly among individuals and depends on specific needs and expectations.

For locals in the California region, particularly those considering Long Beach as their home or a temporary stop, Arbor Mobile Home Park presents a unique and often suitable living solution. Its primary suitability stems from its strategic location. In a sprawling metropolitan area like Southern California, access to amenities, work, and leisure without extensive travel is highly valued. This means less time commuting and more time enjoying what the city has to offer, from its beautiful beaches to its diverse cultural scene and employment opportunities.

For many, finding a sense of community within a large city can be challenging, but mobile home parks often foster these connections. This is particularly appealing for individuals or families looking for a more intimate neighborhood feel without sacrificing urban convenience. While some reviews point to considerations like space constraints or specific maintenance issues, these are often individual experiences that can vary. The overall sentiment suggests that for the right individual or family – one prioritizing location, community, and potentially a more affordable entry point into Long Beach living – Arbor Mobile Home Park offers a compelling option. It caters to those who appreciate the practicality of mobile home or RV living, valuing accessibility and a more communal atmosphere over expansive individual plots. For Californians navigating the state's competitive housing market, exploring options like Arbor Mobile Home Park can provide a viable and attractive path to establishing roots or finding a temporary base in a desirable urban locale.

Arbor Mobile Home Park Reviews
Pros: close to everything in Long Beach. Safe area. Seems to be tucked away from the city’s drama. Landlady Kim is great! Fred the neighbor is great!Con: This is a very tight space! I have a 14 foot trailer and maneuvering was tough. The area is a little loud due to cars and people revving their engines but for $200 a week I was happy :)
Feb 28, 2021 · Candice OvercashOver price for a crappy space, not clean, ground not level, electricity panel box is not up to date, water connection fitting leak. Don't refund the deposit. Go somewhere else if you're looking for a nicer RV park!
Feb 12, 2025 · Cham CThis place is an absolute treasure! I've lived here on two different occasions in the last year while pursuing my master's degree at CSULB having traveled a great distance to do so. The grounds are alive with beautiful, mature trees and character unlike any RV park I've seen in Southern California. And the staff are simultaneously professional and fun to work with who always have smiles on their faces! Oh... the rates are amazingly low for what all this encompasses!
Sep 06, 2024 · 2LT AlexanderThe staff is very nice and helpful. Especially Becky! She is very sweet and kind.
