For Ohio residents considering mobile home living, the suitability of Applewood Pointe Mobile Home Park in Middletown requires careful consideration of all available information, particularly the insights from current and past residents. While the park benefits from a strategic location in Middletown, offering accessibility to both Dayton and Cincinnati, and features amenities such as a clubhouse, playground, and fitness center, the suitability for locals is significantly tempered by consistent feedback on key aspects of living within the community.
The primary concerns highlighted by residents revolve around significant annual increases in lot rent, with one review noting an increase of "over $500 this year." This financial unpredictability can be a major factor for those seeking affordable housing. Furthermore, there are explicit complaints about property maintenance and management practices. Residents report issues with the condition of driveways and patios (cracks) and describe stringent and seemingly arbitrary enforcement of rules by maintenance staff, including concerns about privacy and receiving violations for minor aesthetic issues like grass height or "messy" patio furniture. Strict towing policies for vehicles not on concrete pads also point to a highly regulated environment that some residents may find challenging.
While the presence of community amenities like a clubhouse and playground might be attractive, the negative experiences regarding management conduct and financial aspects could overshadow these benefits for many prospective residents. For Ohioans seeking a stable, predictable, and low-stress living environment, these reported issues warrant thorough investigation. It is crucial for anyone considering Applewood Pointe to directly engage with the management to clarify all fees, rent increase policies, and community rules in writing, and ideally, to speak with current residents if possible. Understanding the long-term financial commitment and the level of adherence to park rules expected is vital. Based on the public feedback, Applewood Pointe may be suitable for those who are prepared for potentially significant rent adjustments and a highly regulated living environment, but it is essential for local Ohio residents to approach this option with complete awareness and detailed inquiry.

Nov 09, 2022 · Julie HobgoodAlot of ran down lots and the whole park smells of cat urine very badly. Lot 1912 Plainfield a guy was just dumping old cat litter boxes into the yard and had trash allover. Right next to a "new" placed trailer up for sale. Not a good look
Dec 29, 2023 · Khaos JThe manager is beyond rude. My sons rented a mobile home from them and every day that Manager was picking on them every day. A week after living there the manager came to the door and yelled and screamed at our stepmom. They are working with a lawyer now after recieving a a 30 day eviction notice. They nothing wrong at all. Telling them that they never read the lease when they did all of it even gave them a special sheet with the rules on it. Which we already together. Saying that they left trash cans Out for days at a time which was a lie then told us that we couldn’t park in the overture parking area because someone rented it. Everyone in the park fed the stray cats which the Manager said that they were protected. So once in a while would give them a soft can of food. Then was told if we fed them they were would be responsible . And then gave him a 30 day eviction notice because they were tired of being messed with. Thank God they found a townhouse for 100 bucks less and more beautiful
