Not a great experience, purchase was rough with 21st Mortgage. Moved in two months after 1st payment. Water meter was wrong and I was paying another lots bill yet to be reimbursed. They had multiple failed inspections. I had sewer problems where water backed up into the house. My garden hose has bad water pressure.During a rain storm water came in from roof vent. Water seeps into home at the from door and rear door. Deck on steps at entrance was to highly they refused to fix. I need to add gutters and storm door to fix one problem. Every day is an experience.Driveway sucks with stones and dust coming into the home and cars.

I have reached out to the manager of American Way and she has yet to return my call or text message. )( UPDATE to this time not one person from Park Heavan Communities have tried to reach out to me or even ask me what can they do to fix this relationship. So again this in not a community you want to be part of.)I would not be doing this but the owners of Park Heaven Community, especially Eric, from Staten island NY gave me no choice. I moved in the park when it was owned by Ramsey. I moved my class A motor home to lot 30. When Park Haven Communities took over they told all of the residents who lived in campers or RVs that they would not make us move and they were planning to make a RV park to move everything to. They even allowed me to bring my mother's camper in. I knew my lease was ending and I needed to ask for a 6 month extension to allow me to finish working on my property. Fast forward to today 3/4/25 I was told Eric would not grant us any extension at all. This was after they send us a month to month lease contract. I filled it out and called the park manager. She told me that Eric would not approve an extention and they deleted the signed contracts my Mother and I signed. I have been a on-time paying customer for the last 3 years, I have been on that property. I am a member of the local Volunteer Fire Department, a prior Marine 100% disabled Veteran, and a wild land firefighter but to them I am just a lot for 2 mobile homes. I believe this is all because I decided not to purchase a mobile home from them. I decided because I kept getting the run around from their office so I gave up. Another reason is the mobile homes lots are way to small and and trailers are so close together that it could cause an extreme fire danger. They also failed to replace the existing sewer and water piping before putting new mobile homes over top of them. They have had numerous complaints about sewer water being backed up inside the mobile homes. Another complaint is they are not fixing the older residents mobile homes that are being rented. They have been putting in maintenance requests and nothing has been done. Some of these residents have been on that land for 20 years. All I can say is if you’re looking for a family oriented mobile home park, with out paying extra fees, then American way or any other Park Heaven Communities in NC are not the one.

They have moved in a lot of new trailers and what use to be 1 lot they have squeezed two trailers on it to make it now two lots. Some of the lots are so small that the steps on the back of the trailers are almost touching the neighbors steps which is concerning if there is ever a fire. Not only are the lots Alot smaller but the lot rent is double what it use to be and u now pay extra for things that use to be included in your rent. Some of the new tenants have brought cats with them that have been having kittens and those kittens having kittens and so forth it's gotten bad enough that they are climbing on cars leaving paw prints on all over your windshield and use you yard as their bathroom. If u love paying Alot for small lot that u can almost touch the neighbors trailer and being over run with cats then this is the place for u. Oh and I almost forgot to mention that they have ALOT of rules some of them are common sense but many are just too controlling some of them are u cannot have a barbacque grill in your yard, u can't change a tire or your oil in your yard if you get caught doing so u will be fined 100 dollars. So if u get a flat tire don't get caught putting on a spare cus it will cost u a hundred dollars u must call a tow truck and have it towed to a shop to have it done that is just 1 example of how out of touch the owners from Staten Island New York are when it comes to people who live in mobile home parks in nc need I say more.....I could go on and on about why u don't want to live here but there isn't enough space to write about it all. They will squeeze every penny out of u they can they don't care about their tenants these are rich investors from Staten Island New York who own this neighborhood their main goal is to maximize profits for their shareholders. They charge every tenant an extra 10 dollars a month the fee we have to pay to pay our rent on the website because they don't take cash. If u want any sort of privacy then this is not the place for u. They want people to buy the new trailers and then once u pay them off they can raise the lot rent to whatever they want think twice about buying a home on land u don't own, Google what is happening with people who own their trailer but not the land underneath with investor landlords like what happen to this neighborhood.
