They had multiple failed inspections. I had sewer problems where water backed up into the house. My garden hose has bad water pressure.During a rain storm water came in from roof vent. Water seeps into home at the from door and rear door. Deck on steps at entrance was to highly they refused to fix. I need to add gutters and storm door to fix one problem. Every day is an experience.Driveway sucks with stones and dust coming into the home and cars. - Figueroa Car View

Essential services such as grocery stores, pharmacies, local businesses, and various dining establishments are typically within a convenient driving distance in Hubert or nearby Swansboro and Jacksonville. The direct access to Hubert Boulevard also means relatively easy commutes within the local area and to connecting major roads.

Furthermore, Hubert's position in Eastern North Carolina provides good regional accessibility. Services Offered

Mobile home parks typically offer a range of services to their residents, primarily centered around lot rental and basic infrastructure. For American Way Mobile Home Community, based on general practices and insights from resident feedback, potential services include:

  • Lot Rental: The primary service involves the leasing of individual land plots where manufactured homes are placed. Residents pay a periodic lot rent for the use of this space and access to community infrastructure. However, reviews indicate concerns regarding the lot rent experience, with one noting, "I have been off my lot rent lease for 22 days. At this time park haven properties has yet to credit back my deposit." This highlights a need for clear communication and processes regarding lease terms and deposits.
  • Utility Hookups: Essential utility connections, such as water, sewer, and electricity, are typically provided at each lot for home hookup. However, resident feedback has pointed to issues such as "Water meter was wrong and I was paying another lots bill yet to be reimbursed" and "sewer problems where water backed up into the house," and concerns about "they also failed to replace the existing sewer and water piping before putting new mobile homes over top of them." This suggests that while hookups exist, there have been significant service reliability and infrastructure concerns.
  • Community Maintenance: Park management is generally responsible for the upkeep of common areas and internal roads. However, reviews mention issues such as "Driveway sucks with stones and dust coming into the home and cars," and concerns that "They have been putting in maintenance requests and nothing has been done" for older rental homes. This indicates potential gaps in consistent maintenance for resident homes and common areas.
  • Management Support: A management team is typically in place to address resident inquiries and issues. However, feedback highlights difficulties in communication, with a resident stating, "I have reached out to the manager of American Way and she has yet to return my call or text message," and further, "not one person from Park Heavan Communities have tried to reach out to me or even ask me what can they do to fix this relationship." This suggests potential challenges in getting responsive management support.

Features / Highlights

Based on the provided information and customer reviews, American Way Mobile Home Community presents a mixed set of features and highlights that prospective residents should carefully consider:

  • Affordable Housing Option: Like many mobile home parks, American Way is designed to offer a more budget-friendly housing solution compared to traditional site-built homes in the area, which can be a key draw for locals seeking cost-effective living.
  • Strategic Location in Hubert: Its location on Hubert Boulevard provides convenient access to local amenities, schools, and its significant proximity to Marine Corps Base Camp Lejeune and Marine Corps Air Station New River. This is a crucial highlight for military families and personnel.
  • Potential for Newer Homes: While not explicitly stated as a feature, the mention of new homes being placed suggests the availability of modern manufactured housing units within the community, potentially offering updated interiors and efficiencies.
  • Concerns about Infrastructure & Maintenance: Multiple resident reviews highlight significant issues including "water backed up into the house," "water came in from roof vent," "water seeps into home at the from door and rear door," and concerns about "failed inspections." There are also complaints about "bad water pressure" and the condition of driveways. This indicates a potential challenge with the existing infrastructure and responsiveness to maintenance requests, particularly for older homes.
  • Customer Service and Communication Issues: Several reviews express frustration with management responsiveness, citing unreturned calls and texts, and perceived lack of effort to resolve resident issues. This is a significant point of consideration regarding the living experience.
  • Perceived Lack of Support for RVs/Campers: One detailed review from a former military member highlights that the park management (Park Haven Communities) initially indicated they would accommodate RVs but later refused lease extensions, potentially to push residents to purchase mobile homes. This suggests a shift in community focus that may impact those with RVs.
  • Concerns about Lot Density/Fire Danger: A resident noted, "the mobile homes lots are way to small and and trailers are so close together that it could cause an extreme fire danger." This is a serious safety concern that warrants direct inquiry and verification.
