Amazon Park Introduce
For those in New Hampshire seeking an affordable and established place to live, particularly within the bustling city of Rochester, Amazon Park offers a long-standing option for manufactured home living. It's important for prospective residents to understand that while its origins might have involved camping, Amazon Park has evolved into a community where many individuals reside year-round, making it a permanent housing solution rather than a typical short-term RV park or campground.
Amazon Park has a notable history, with some residents having called it home for decades. One reviewer shared that their "folks been here since the eighties and loved it," and they themselves have been "blessed living in the community" since 2010. This speaks to the longevity and stability that many residents find here, with a sense of gratitude towards the long-time management (specifically mentioning the Toy family). It's a place where, as one resident puts it, "anywhere can be home."
While some past public comments and reviews have highlighted areas needing improvement, such as tree maintenance and older units, it's also recognized as a more affordable alternative to traditional rental housing in the area. For many, the practical benefits of long-term affordability and an established presence in Rochester outweigh these concerns. The community consists of 95 trailer-occupied sites, with homes typically rented on a month-to-month basis, allowing for long-term residency as long as park rules and rent payments are maintained. For locals seeking a budget-conscious living solution within Rochester, Amazon Park presents an accessible entry point into the housing market.
Amazon Park is conveniently located at 105 Whitehouse Rd, Rochester, NH 03867, USA. This address places it within the city of Rochester, a dynamic and growing hub in Strafford County, New Hampshire.
The location on Whitehouse Road provides residents with a relatively quiet residential area while maintaining excellent accessibility to Rochester's numerous amenities and broader regional attractions. Rochester is a city that balances its historical roots with modern development, offering a comprehensive range of services, shopping, dining, and recreational opportunities.
Accessibility from Amazon Park is a key advantage for residents. The community is well-connected to major roadways, making travel throughout the Seacoast region and beyond quite straightforward:
Downtown Rochester: Residents are just a short drive from downtown Rochester, providing access to local businesses, restaurants, community events, and essential services like the post office and banks.
The Ridge Marketplace: This major shopping and dining destination is easily accessible, offering a wide array of retail stores, supermarkets, and diverse restaurant options for all daily needs and leisure activities.
Route 16 (Spaulding Turnpike): Quick access to Route 16, a major north-south artery in New Hampshire, allows for convenient travel to destinations like Portsmouth (for coastal attractions, employment, and entertainment) to the south, and further north towards the Lakes Region and White Mountains for recreational pursuits.
Public Transportation: While Rochester is largely car-dependent, its central location within Strafford County can potentially offer connections to broader regional transport options, depending on specific routes.
Healthcare Facilities: Proximity to Frisbie Memorial Hospital and various medical practices in Rochester ensures that residents have convenient access to essential healthcare services.
This combination of a residential setting within city limits and excellent connectivity makes Amazon Park a practical and appealing location for those seeking affordable housing in New Hampshire's Seacoast region.
Amazon Park provides essential services that contribute to a straightforward and affordable living experience for its residents. As a long-standing manufactured home park, the services are generally aimed at maintaining the community and providing necessary utilities.
Services Offered:
Lot Rent: Residents pay a monthly lot fee, which covers the use of the home site and often includes certain utilities. While specific current rates are best confirmed by contacting the park directly, it's generally positioned as an affordable rental option compared to other housing in the area.
Three-Way Hook-up: Each of the park's 95 sites is fitted with a three-way hook-up to water, electric, and sewer, ensuring direct utility access for manufactured homes.
Public Water: Access to community public water services is provided, simplifying water utility management for residents.
Sewer System: A community sewer system (or septic system, managed by the park) is in place, handling wastewater needs for the homes.
Year-Round Occupancy: While initially approved for "camping," the park has long supported year-round residents, providing stable housing without a seasonal eviction requirement.
Road Maintenance: The internal roads within Amazon Park are maintained, which would typically include general upkeep and snow removal during winter months.
On-site Management: The presence of owners (e.g., the Toy family) suggests direct management involvement to address resident concerns and oversee park operations.
Prospective residents should always confirm the exact services included in the lot rent and any additional responsibilities for utilities directly with the park management.
Amazon Park offers several features that contribute to its role as an established and practical living option for residents in Rochester, New Hampshire. Affordable Living: It is generally regarded as a more affordable place to rent or own a manufactured home compared to many other housing options in the Rochester area, which is a significant advantage for budget-conscious individuals.

As an established mobile home park focused on providing affordable long-term housing, Amazon Park does not typically offer short-term "promotions" in the same way a retail business might. Instead, its primary "offers" are the inherent financial and practical advantages it provides to residents in New Hampshire.
The most significant "special offer" is its affordability. Amazon Park is recognized as a more budget-friendly option for housing in Rochester compared to many traditional apartments or homes for rent. This lower cost of entry and potentially lower ongoing living expenses, especially with the inclusion of utilities via a three-way hook-up, makes it a compelling choice for individuals and families seeking to reduce their housing costs. The ability to rent a site on a month-to-month basis also offers a level of flexibility not always found in traditional long-term leases, while still allowing for permanent residency.
Another continuous "promotion" is the stability of its long-standing presence. With residents residing there for decades, and management that has been associated with the park for a considerable time, there's a degree of reliability and continuity that can be reassuring for prospective residents looking for a fixed address.
While the park itself doesn't typically advertise specific discounts or limited-time offers, individual homeowners looking to sell their manufactured homes within Amazon Park might offer their own incentives or be open to negotiation on sale prices. Those interested in purchasing a home here should consult with local real estate agents specializing in manufactured homes in the Rochester area to inquire about available listings and any potential seller-driven promotions. The overall value proposition of Amazon Park lies in its established, affordable, and practical housing solution in a convenient Rochester location.

Amazon Park Reviews
Was unfortunately visiting @ this dump & had one of their trees that should have been cut down years ago, tree limbs fall onto my vehicle. The owners son basically tells you you're beat, hope you have insurance... Well car insurance doesn't cover "acts of God" which a tree is considered this. He's been mike weeden has been told more than once there are MANY trees that need to be cut down... Let's not talk about the trailers/campers in there. 🤢 rats... Bugs... Bedbugs! It's all disgusting and the smell of suiage on rainy days. The place needs a SERIOUS makeover.*If I could give negative stars or none I would *
Sep 04, 2023 · Sandra StahlThis is more a place where people live year round uts not your typical campground but it's more affordable than most places to rent and any where can be home
May 08, 2025 · Tabitha MaguireDon't let the reputation or other reviews dissuade you. It's a grate place with a few quirks. Much like most places with a lot of people things happen and humans happen. However any issue I've had with my trailer gets fixed quickly. Landlords are nice and friendly. And the place is pet friendly too! There are walking trails and more. It's a grate place with reasonable rent.
