Each year the management staff will complete an inspection to ensure that all homes are following city codes as well as community requirements. All homes must be in compliance with the lease rules and regulations that you signed for your home siteNo outside storage is allowed. Only approved outdoor furniture and grill is allowed. All tools, lawn mowers, storage totes must be stored inside the shedHomes must be free of visible dirt, mold, algaeWoodsheds, decks, trim, and all doors must be painted and clean. Not chipped and/or flaking. All paint colors must be approved by the community office. Steps are required at all entrances that have a door. Grass length 4 inches is a violation. Repair of lawn - no large bare patches. Trees and shrubs trimmed at your expense and off the roofs and siding. All skirting around your home must be in good condition - no holes or cracks. Decks, porches , carports and spaces underneath must be free of clutter, equipment, or toys. No outside storage in or under the decks are allowed. Failure to clean the site will result in the staff cleaning up your site and you will be charged a minimum of $50 and an an additional $50 per hour. Lot rent is $465 a month. You are required to maintain the lot, shrubs, grass, trees as well as the inside and outside of your mobile home. You will receive a written violation notice of items that are not in compliance. I understand having rules and wanting the sites maintained but they go overboard.

I'm proud of where I live. Alta Vista South is a peaceful, quiet and safe community. The neighbors are neighborly. It has a great location your 10 minutes or less away from everything you could need. OHHHH, AND WE LOVE SWIMMING AT THE POOL :)

We have lived in this community for 7 years. We have enjoyed the security of the community.Being an elderly couple this is very important! We feel that the office has been very cooperative with us if we have had requests. We are pleased that the post office has been moved to the middle of the park. It is more convenient for all residents!! We appreciate the selective manner in which the park chooses their residents. This has allowed us to have wonderful neighbors!!! The amenities and the grounds of the community are kept at a high standard which allows us to enjoy the community.

I really love living in this park. I lived here for 48 years. I raised my children here. My kids loved the swimming pool. It was a lot of fun and a good way to meet the neighbors. If I had any problems the office personnel was very helpful. I always felt very safe living in this park. They keep the park clean and neat. You can be proud to live here and call it your home. This is the nicest park around waco!

WOW! These people must really need the $200 management said they could possibly get off their lot rent, for a good review. The women in the office are the rudest snobs ever. They are never any help, they don't even make an effort to help or assist.The park is quiet and clean, can give them that.To the lady who, is being evicted for having a nice yard, I love your fence and yard. We always comment on your place, when driving or walking past.
