Alder Terrace Mobile Home Park Introduce
For many Oregon residents, especially those looking for housing options in the highly sought-after Yamhill County, Alder Terrace Mobile Home Park offers a unique residential structure. Located in the charming city of Dundee—the gateway to Oregon's famous Wine Country—this manufactured home community provides an avenue to homeownership that is often significantly more affordable than traditional single-family dwellings in the region. Residents typically own their manufactured home while leasing the land, or "lot," which is a common and practical model for securing housing in Oregon.
The park is officially recognized as an all-ages community, according to Oregon public records. This means Alder Terrace is welcoming to a diverse population, including single adults, couples, and families with children. This is a crucial distinction in the Oregon housing market, where many mobile home parks are restricted to residents aged 55 and over. Its inclusivity contributes to a varied and lively neighborhood dynamic.
Homes within the park, which were primarily built in the 1970s, 80s, and 90s, often feature multiple bedrooms and bathrooms, with many having undergone modern updates such as new flooring, remodeled kitchens with granite countertops, and efficient forced-air electric heating. Features like carports and private decks are common among the residences, enhancing the personal living space. While some former residents have raised concerns about the maintenance of community-owned structures like original carports and utilities, positive reviews highlight a sense of security and a quiet, respectful atmosphere, suggesting resident experiences can vary. Prospective homeowners are always advised to conduct their own thorough inspection of any property and community features prior to commitment.
### Location and Accessibility
Alder Terrace Mobile Home Park boasts a highly desirable address at 906 SW Alder St, Dundee, OR 97115, USA. Its location is a primary selling point for residents of the Willamette Valley.
Dundee is centrally located within Yamhill County, making the park an excellent home base for accessing local wine tasting rooms, gourmet restaurants, and regional employment. The community is described as being in a "quiet park setting" yet is incredibly convenient:
- Walkability: The location allows for walking distance to essential services, downtown Dundee's attractions, and local facilities such as the elementary school and a public park with a tennis court and playground.
- Regional Access: Dundee sits on Oregon Route 99W, providing straightforward access to neighboring cities like Newberg, McMinnville, and ultimately, the Portland metropolitan area for those who commute or seek urban amenities.
- Internal Safety: The park includes speed bumps on its paved internal roads, which, despite occasional disregard by some drivers, are in place to encourage a **maximum speed limit of 10 MPH** and promote safety for children and pedestrians within the community.
### Services Offered
The essential services provided by Alder Terrace Mobile Home Park revolve around maintaining a functional and safe environment for its residents who own their homes.
- Manufactured Home Lot Leasing: The primary service is providing the leased land, or space, necessary for residents to site their manufactured homes in a desirable Oregon location. Current lot rents have been cited in public listings, typically falling within an affordable range relative to other housing costs in the area.
- Public Utilities Connection: Lots are equipped with connections to key municipal services. Residents are responsible for their own utility payments, which include public water and public sewer services.
- Park Infrastructure Maintenance: The park is responsible for the upkeep of shared infrastructure, including internal paved roads, speed bumps, and common areas.
- Community Management: An on-site or accessible management team is tasked with overseeing park rules, collecting lot rent, and addressing resident concerns. The effectiveness of this management has been a point of mixed feedback from current and former tenants.
- RV / Boat Storage: The park offers additional, separate services such as RV and boat storage for an extra monthly fee, providing a convenient solution for residents with recreational vehicles or watercraft.
### Features / Highlights
Alder Terrace Mobile Home Park’s most compelling features center on its location, affordability, and residential environment in the heart of Oregon's Wine Country.
- Prime Wine Country Location: Being situated in Dundee provides residents with an exceptionally scenic and economically robust home location, offering easy access to some of the state's best wineries and culinary experiences.
- All-Ages, Family Park: A key feature is its status as a welcoming, all-ages, and family-friendly park, which includes access to a **playground area** for the use of children in the community.
- Affordable Lot Rent: Public records indicate that the monthly lot rent, a major factor in manufactured housing, is generally competitive for the Yamhill County region, supporting a lower overall cost of living.
- Immediate Proximity to Schools and Parks: Families benefit from the ability to walk to Dundee Elementary School and a nearby public park, which is a significant practical advantage for daily life.
- Individual Home Amenities: Many homes within the community are well-maintained, featuring modern amenities like laminate flooring, updated appliances, and dedicated parking spaces, including carports in many lots.
- Pet Policy: The park is generally pet-friendly, though there are typically restrictions, such as a weight limit (e.g., under 30 lbs), which prospective residents with pets must verify with management.

### What is Worth Choosing
For residents in Oregon, particularly those looking to reside in Yamhill County, Alder Terrace Mobile Home Park is worth choosing for its unbeatable combination of **location and potential affordability**. Owning a home in a prestigious area like Dundee, which is renowned for its scenic beauty and economic activity in the wine industry, is made accessible through the manufactured housing model. The core advantage is the ability to invest in a home, which often includes modern interior features and private outdoor space, without the significant financial burden of purchasing the underlying land in a high-demand market.
The designation as a **quiet, family-friendly, all-ages park** with a nearby playground is highly valuable for parents seeking a sense of community and security for their children. Furthermore, the convenience of the location—allowing residents to walk to local schools and amenities—dramatically improves the quality of life and reduces transportation dependence. While past resident commentary on maintenance and management is a factor that necessitates careful due diligence (including reviewing the park rules and inspecting common areas and carports upon application), the fundamental proposition remains strong: a financially viable route to homeownership in a prime Oregon location.

Alder Terrace Mobile Home Park Reviews
I would give 0 stars if possible. The property (owned by the management) has been kept in disrepair and continues to be actively neglected. When entering the property you may note that nearly, if not all, every single of the carports (property of management) that is original to the rental property are in need of such immediate repair that it is amazing they have not been fined for negligence and the immediate threat of said negligence. The disrepair has been maintained for 10+ years. Utilities are included in the neglect, needing near constant attention due to age and proper full replacement is required to fully tend to the situation. You will also note the speed is 10 and that many speed 15 to 20 through, despite the speed bumps and the tenant complaints/monitoring.The property is owned and mismanaged by the same owners as Bickmore auto sales. They own at least 8 other properties that I can not speak directly for and I would still advise avoiding property managed or owned by this particular party. If improvement happens following this well founded review then I will amend it to note any positive or negative changes and be understanding that they likely took action to avoid legal pursuits. If no positive change occurs I would heavily consider suggesting all tenants withhold rent of space (as they should if their property is actively affected by immenent safety hazards posed from management neglect).
