Alder Creek Village 55+ Park Introduce
The Oregon Coast is a spectacular place to call home, offering a unique blend of rugged natural beauty, maritime history, and a relaxed, coastal lifestyle. For active adults aged 55 and better, finding an affordable, well-located, and supportive community is a key step toward making this dream a reality. Alder Creek Village 55+ Park in Warrenton, Oregon, presents a unique opportunity for senior residents to enjoy independent living in a manufactured home setting right near the North Coast’s most beloved attractions.
Manufactured home parks, particularly those designated as 55+ communities, are designed to cater specifically to the needs and preferences of retired or semi-retired individuals. These communities often focus on low-maintenance living, proximity to necessary services, and a sense of shared community among residents in a similar life stage. Alder Creek Village sits within this appealing category, managed by Commonwealth Real Estate Services and specializing in offering a simpler, more streamlined approach to homeownership, where residents own their home but lease the land beneath it.
This style of living can translate into significantly lower housing costs compared to traditional stick-built homes, freeing up capital for travel, hobbies, and enjoying the abundance of recreation the Oregon Coast provides. Prospective residents should always review the specific lot rent details, utility policies, and community rules before making a commitment, but the fundamental value proposition of a well-maintained, age-restricted community near the Pacific Ocean remains highly attractive. It allows residents to embrace the coastal environment while benefiting from a structured, managed living environment.
Introduction / Overview
Alder Creek Village 55+ Park is a dedicated manufactured home community for residents aged 55 and older, located in the charming coastal town of Warrenton, Oregon. This park operates not just as a mobile home space, but as a real estate and residential community, aiming to provide a tranquil and stable living environment for its senior residents. The community is noted for its beautiful setting, bordered by Alder Creek and surrounding wetlands, which contributes to a unique, nature-rich atmosphere along the North Oregon Coast. The park contains a mix of both mobile home lots and a limited number of RV sites, though its primary focus is on long-term residential manufactured homes.
The size of the community, which includes approximately 42 manufactured homes and 23 RV sites across just over five acres, suggests a smaller, more intimate setting. This scale is often preferred by seniors who desire a tighter-knit community feel. Homes accepted into the park are typically required to be new, high-quality double-wide or larger manufactured homes, ensuring a consistent standard of housing quality throughout the village. This focus on maintaining the aesthetic and structural integrity of the homes helps preserve the community's overall appeal and value. While the park offers a lovely living option, potential residents should be aware that the community has faced some reported concerns regarding utility billing and maintenance, as is common in community living environments, and should verify all current fee structures directly with management.

- Coastal Proximity: Alder Creek Village is just minutes from the iconic Pacific Ocean beaches, offering easy access to seaside activities, from beachcombing to sunset viewing.
 - Local Amenities: The community is situated near major conveniences, including grocery stores, shopping centers, and dining options in Warrenton, minimizing travel time for daily errands.
 - Recreational Hub: Residents are conveniently close to major recreational areas, including the renowned Fort Stevens State Park, known for its historical sites, hiking, and wildlife viewing opportunities. Seaside beach, Astoria, and the Columbia River are all within a short, manageable drive.
 - Accessibility Features: The property is confirmed to offer wheelchair accessible entrances and wheelchair accessible parking lots, which are crucial features for an active 55+ community and demonstrate a commitment to accommodating residents with mobility needs.

Services Offered
As a professional mobile home park, Alder Creek Village provides the essential services required to support comfortable, long-term manufactured home living on leased land.
- Lot Rental and Management: The core service is the provision and maintenance of the leased home sites, managed by a professional real estate service, Commonwealth. Monthly lot rent is required, which covers the cost of the land lease. Current lot rent ranges from approximately $662.00 to $861.00 per month, though rates should always be confirmed with the park office.
 - Utilities: Sites are equipped with essential hookups, and homes utilize Public Sewer and Public Water. A point of caution from community feedback suggests that water and sewer bills are sometimes split among residents, which may lead to paying for water not personally used. Electricity is also paid by the resident, with some accounts noting high winter costs due to older infrastructure.
 - Storage Solutions: The community offers on-site RV and boat storage, along with public storage options, a valuable amenity for those in the 55+ demographic who often own recreational vehicles.
 - Infrastructure: The community features oversized lots, wide roads, and sidewalks, enhancing the ease of navigation and overall residential quality.
 - Accessibility: Beyond parking and entrances, the individual homes often feature accessibility considerations, with some homes for sale featuring things like walk-in showers and single-story floor plans suitable for seniors.

Features / Highlights
The appeal of Alder Creek Village lies in its specialized focus and beautiful coastal surroundings, offering distinct advantages over general-purpose manufactured home communities.
- 55+ Age Restriction: This is the key feature, ensuring a quiet, adult-focused community environment tailored to the interests and pace of senior residents.
 - Natural Environment: The community is bordered by the natural beauty of Alder Creek and acres of wetlands, providing a beautiful backdrop and opportunities for wildlife habitat viewing right within the community. Some sites even offer waterfront views.
 - High-Quality Homes: The requirement for new, high-quality double-wide or larger manufactured homes ensures a modern, clean look and feel throughout the village, protecting the investment of the home owners.
 - Community Green Space: The presence of a designated community green space provides an area for outdoor enjoyment and potential resident gatherings.
 - Convenience to the Coast: The easy drive to beaches, the Columbia River, and historical landmarks like the Lewis and Clark National Historical Park makes it an ideal spot for active seniors who love to explore the Pacific Northwest.

Alder Creek Village 55+ Park Reviews
If you move your RV here you will pay 68.00 every month in Warrenton sewer which no other RV park in this county does. You will also pay for water you do not use as the bill is split between everyone in the park including the houses. Your electric bill is over 100.00 in the winter and the electric boxes and water spigots are ancient years old. The space rent goes up every year with out any improvements or amenities added. There are rats here in the fall and they have been known to enter RV’s and the houses and chew car engine wires. You will never hear from Commonwealth, even if you need to talk to the president of the company.Go elsewhere. Honestly.
