Mobile home parks, like Alafaya Palms, are designed to offer a different style of residential living. They typically provide residents with a lot for their mobile home, often including connections to essential utilities. The appeal for many lies in the potential for a more communal living experience, often with a focus on affordability compared to traditional stick-built homes. However, the quality of this experience can vary greatly from one park to another, influenced by factors such as management responsiveness, infrastructure maintenance, and the overall atmosphere fostered within the community.
For potential residents in Florida, especially those exploring diverse housing options in the bustling Orlando metropolitan area, mobile home parks can present a distinct set of considerations. It's important to weigh the benefits of community living and potentially lower housing costs against the need for reliable infrastructure and effective management. Understanding these aspects upfront is crucial for making an informed decision that aligns with your lifestyle and expectations. Alafaya Palms, like any community, has its own unique characteristics that shape the resident experience, and exploring these in detail can help you determine if it's the right fit for your housing needs.

For locals in Florida considering mobile home living, Alafaya Palms presents one of the many options available in the vast Orlando housing market. Its suitability for locals hinges on a careful evaluation of individual priorities and expectations. On one hand, the park's location in East Orlando offers access to a growing part of the city, with proximity to educational institutions like UCF, various shopping centers, and recreational facilities. For individuals or families seeking an alternative to traditional homeownership or apartment renting, mobile home parks can sometimes offer a path to more affordable living, particularly in a metropolitan area as dynamic as Orlando. The basic services like water, sewer, and trash collection are generally included in the lot rent, which can simplify monthly budgeting for residents.
However, it is equally important for prospective residents to conduct thorough due diligence. Direct feedback from current and past residents indicates significant challenges regarding infrastructure maintenance, specifically issues with road conditions and frequent water outages. Concerns about the responsiveness of management and perceived increases in fees without commensurate improvements in services are also consistently raised. Furthermore, reports of crime and loud neighbors suggest that the community environment may not always be as peaceful or secure as some might desire. The presence of a "cat infestation" is also mentioned, which could be a concern for those with allergies or simply a preference for a more controlled environment. Therefore, while Alafaya Palms offers a location within Orlando and the opportunity for mobile home living, locals considering this park should be prepared to investigate these reported issues thoroughly, perhaps by speaking directly with current residents or visiting the park multiple times at different hours. It is crucial to balance the potential benefits of its location and housing type with the need for reliable infrastructure and a comfortable living environment, ensuring it aligns with one's personal housing needs and quality of life expectations.

Alafaya Palms Reviews
This place keeps raising rent and finding ways to charge us fees but can't fix the roads, turns our water off 4-5x per month, constantly has broken amenities, crime, as well as loud ignorant residents. If you're thinking about moving into this neighborhood, and you have ANY other options choose that instead.
Jun 28, 2025 · Kat VelezWhere do I start? Once the fine ladies at the office get your final signature you will never hear from them again. If you go to the office, you will learn that they are ALWAYS in meetings. I moved in 3 years ago and on my third night I walked out to a waist deep flood on my road. I tried letting the office know, but I never received a response. Still to this day if more than one cat urinates in that road, it floods. Which brings me to the cat infestation. Maintenance is riding around on their golf carts all day, but don’t seem to be doing anything. The roads are dilapidated and the water goes out 3 times a week for “repairs”. My suggestion, DONT COME LIVE HERE. I did out of necessity but if I had a choice and a Time Machine I would never pick this place.
Sep 24, 2024 · An nonymousFor those of you posting 5/5 reviews for this place, you guys are probably getting paid to say "kind" things about this place. Just a fair warning: ANYONE WHO MOVES INTO 1939 ANNAPOLIS AVE LOT 50, THERE IS MOLD AND A TERRIBLE ROACH INFESTATION IN THAT HOUSE,AND THE FRONT OFFICE KNOWS ABOUT IT AND NEVER TOOK ARE OF IT. We were evicted because we were refusing to pay rent due to roaches falling out the ceiling, there were spiders everywhere, we kept telling them the problem and they never came to solve it. we went through 3 fridges, 3 stoves and dishwashers because the roaches were chewing the boards inside them all!!!!! Also, miss Marilyn threw all of our items out of the house, and said the house was "so badly infested with roaches" that they had to gut the house, but the house looks the same even when we lived there!!in the kitchen where the open space is there is mold behind that wall,we had the house being replaed with new flooring, our dishwasher was leaking into the wall, and our floor had to be replaed, they just left the wall open for almost 24 hours, with my children inside, and they just covered the wall up!! SO BUYERS BEWARE OF 1939 ANNAPOLIS AVE LOT 50!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
May 18, 2025 · Maura FoxWORST PLACE EVER. MAKE SURE NOT TO BUY HERE EVER. THE WHOLE PLACE IS GARBAGE. THE PEOPLE GIVING 5 STARS ARE FRIENDS AND FAMILY. STAY FAR FAR FAR AWAY. I MOVED OUT A LONG TIME AGO. SELL YOUR PROPERTY FIND SOMEWHERE ELSE TO MOVE. LIKE PEOPLE SAID THEY NEVER PICK UP THE DAMN PHONE. THEY WILL FINE YOU FOR ANYTHING.
Mar 25, 2025 · Maria DelgadoWorst place I’ve ever lived. There are drug addicts wandering around, going into your carport area, infested with cats. The noise levels of blaring music and parties go on often. I could barely hear my own tv. The staff will act all nice when you first move in and then they are nothing but non existent or super rude. They have office hours posted but are never in the office. I moved out over a month ago, they charged me lot rent, still haven’t returned that money or my deposit. I’ve been messaging them and the main company and have no answers. I will file a lawsuit if I don’t receive a real response and my money soon
