A-1 Mobile Village Introduce
For individuals and families across Colorado Springs seeking the absolute most economical housing alternative in the city, A-1 Mobile Village stands out as an essential community. Primarily serving poor working-class families and retirees, this mobile home park provides a fundamental solution to the challenge of housing affordability in the rapidly growing Colorado Springs area. Located strategically off a major highway, the park’s main value proposition is its commitment to being "pretty much the cheapest option in the city," making it a crucial resource for low-income residents.
The community is expansive, situated on approximately 10.17 acres, and houses a substantial number of units (estimated to be 81 units, according to public records). While the management, led by a dedicated park manager, is recognized for doing "everything he can to keep this place running," residents should be prepared for the realities of living in an older infrastructure. The vintage of the community, with some parts dating back to the early 20th century, means residents frequently face maintenance issues, notably with the water and sewer systems. There are also isolated issues reported with utility access, such as a resident noting their gas service hasn't worked since they moved in.
Despite the infrastructure challenges, the human element of A-1 Mobile Village is a clear highlight. Residents consistently report that "everyone I’ve met in there are nice and seemingly reasonable people who are just dirt poor." This points to a community defined by mutual understanding and support among neighbors facing similar economic circumstances, fostering a humble but genuinely friendly atmosphere.
The central nature of the park's location, while highly convenient for access to services, does come with a notable drawback: noise. Due to its proximity to the highway, quiet is "very rarely" achieved, which is an important consideration for prospective residents who prioritize a tranquil living environment.
A-1 Mobile Village boasts a highly desirable location in the 80905 ZIP code, positioning residents close to crucial city amenities and major transportation routes. This convenience is one of the most significant benefits of choosing this location in Colorado Springs.
Location and Accessibility:
- Central Address: The park is located at 1025 1/2 Garner St, Colorado Springs, CO 80905, USA, which is nestled near the intersection of major city roads and the Old Colorado City neighborhood.
- Highway Proximity: A key feature is its immediate proximity to a major highway (U.S. Highway 24), offering residents rapid transit across the city and quick access to destinations like Fort Carson and downtown Colorado Springs.
- Local Services: The location is highly convenient for daily errands, with numerous essential services "close by." These include:- Walmart for groceries and general shopping.
- Multiple gas stations for quick refueling.
- Several local and great restaurants.

- Neighborhood Character: The surrounding area, including the West Colorado Springs and Old Colorado City neighborhoods, provides access to a wide array of local businesses and community resources.
- Public Transit and Walkability: The location is classified as "Car-Dependent" (Walk Score of 41), meaning most errands require a vehicle, although there are "Some Transit" options available (Transit Score of 32). It is rated as "Somewhat Bikeable" (Bike Score of 44), which is common for areas near major thoroughfares.
- Proximity to Public Safety: It is important for potential residents to note that the area experiences significant activity from the Colorado Springs Police Department (CSPD), with marked police cruisers frequently observed in the area. This presence is reflective of the low-income nature of the community and the broader challenges facing this part of the city.
Services offered at A-1 Mobile Village are concentrated on providing the most essential and affordable groundwork for mobile home ownership. Due to the park's age and focus on maintaining low costs, amenities are minimal, but critical support is provided to the best of the manager’s ability.
Core Services and Management:
- Lot Rental: Provides spaces for residents who own their manufactured homes. This lot rent is advertised as one of the lowest available in Colorado Springs.
- On-Site Management: A dedicated park manager is in place and is noted by residents to be actively involved in trying to keep the community operational, despite the challenges of an aging infrastructure.
- Utility Maintenance Oversight: The manager handles the oversight of essential park infrastructure, including water and sewer systems. However, residents should anticipate potential frequent interruptions and issues with these services.
- Community Access: Provides vehicular access to homes, though the internal streets are noted to be narrow and often crowded due to numerous resident and scrapped cars parked on the road.
- Basic Infrastructure: Includes the necessary hookups for residential utilities, though individual home functionality (like working gas lines) is highly variable.
The park’s defining features are rooted in its dedication to being a safe haven for those struggling with housing costs in the Springs, and its genuine community spirit, which often transcends the physical condition of the park.
Features and Highlights:
- Unmatched Affordability: The single most important feature is the low cost of lot rent, offering what is frequently the cheapest non-shelter housing option available in Colorado Springs.
- Community of Good People: Despite the challenging environment, the residential base is highlighted as comprising genuinely nice and reasonable people, fostering a supportive atmosphere among neighbors.
- Crucial Transportation Link: The location provides immediate access to major highways, simplifying commutes and travel for working residents.
- Access to Essential Retail: Residents benefit from having immediate access to major retailers like Walmart, gas stations, and various dining options, minimizing necessary travel time for errands.
- A Place for the Disadvantaged: The park inadvertently provides a discreet access point ("a portal") to secluded areas for members of the homeless community, highlighting its existence as a hub for marginalized individuals seeking respite in the urban environment.
- Proximity to Gold Hill Mesa: The community is situated near the Gold Hill Mesa development area, indicating its location is close to regions of ongoing city revitalization and new development.
- Stable Living Opportunity: For poor working-class families and retirees, it offers a necessary, stable place to live that is significantly more affordable than apartment rentals in the city.

What is Worth Choosing A-1 Mobile Village?
A-1 Mobile Village is the choice for the Colorado Springs resident who is making a decision based purely on maximum affordability and proximity to city services, and who is willing to manage expectations regarding infrastructure quality and noise levels. It is an honest, no-frills housing solution.
You should choose A-1 Mobile Village if:
- Your budget is the absolute primary constraint, and you require the lowest possible lot rental cost in the Colorado Springs area.
- You need immediate, convenient access to essential services like a major grocery store (Walmart), gas, and restaurants.
- You value a community of genuinely nice people who understand the pressures of making ends meet, even if the physical surroundings are "run down" and congested with vehicles.
- You are a skilled handyman or comfortable dealing with maintenance issues (especially water/sewer problems) on your own or with management's limited resources.
- You can tolerate the noise that comes with living immediately adjacent to a major highway.
A-1 Mobile Village is not the choice for luxury or quiet, but it is a critical, affordable cornerstone of the Colorado Springs housing landscape, offering a place for essential workers and retirees to call home.

A-1 Mobile Village Reviews
- The park manager does everything he can to keep this place running, but it's old and there's almost always something wrong with the water and sewer. And my gas hasn't worked since I moved in.Pretty much the cheapest option in the city though. And it's in a convenient location. Walmart, gas stations, and several great restaurants are close by.Poor working class families and retirees mostly. The only other minor complaint I have is that with it being so close to the highway, very rarely do you get any quiet. February 07 · James Fennell
- This must be one of the sketchiest places in the Springs. The three times I've had to visit this mostly run down shack park, there have been at least two Colorado Springs Police (CSPD) marked cruisers in there doing something.Streets narrow to just enough room to pass in very tight to many, many other cars parked there on the road and there are many scrapped cars parked in and around there too.The back of the "park"contains a portal for the homeless to slip off into wherever they go to camp without being harassed by the CSPD too.The only redeeming thing is that, so far everyone I've met in there are nice and seemingly reasonable people who are just dirt poor. - The new manager stole lot d12 from me said that there cuz was going to but my place for 1600 and never seen a penny also stole my mom's pt cruiser July 25 · Kevin Bohanan
- Don't waste your time here. The place is a dump and the "man" I dealt with at the office has absolutely no idea how to treat potential tenants. I wasted my morning. Had an appointment with Melissa to look at a site, she was not there and some douche answered the door and could not put his phone aside for one second while he told me there were no sites available. Mellissa called me and we set up a meet that she never showed for. AND....this was and initial meet. NO WAY TO RUN A BUSINESS! June 22 · Kathy Demers
- The management has changed and they are not very friendly at all they only care about themselves they have about ten people living in the office. It's always trashy they never clean up anything... At all. The management sucks they do drugs cuz they get them from the people right here inside this park.. Not a very good place. Nothing here is up to code. They know that I am doing dishes in the bathtub and we have told them that there are branches in our pipes in the kitchen and they do not care August 20 · Renee
