New Harbor View Cottages are centrally located at 1061 Post Road (US Route 1) in Wells, ME 04090, USA. This advantageous position places them in the heart of Wells, a popular coastal town in Southern Maine known for its expansive beaches, diverse dining scene, and vibrant antique shops.
For Maine residents, reaching Wells is straightforward and convenient. The town is easily accessible via Interstate 95 (the Maine Turnpike). From points north (like Portland or Augusta), travelers can take I-95 South to Exit 19 (Wells/Sanford). From there, Route 1 (Post Road) is a direct route, leading you right to the cottages. This ease of access minimizes travel time, allowing Mainers to quickly transition from their everyday lives to a relaxing coastal getaway.
The location on Route 1 provides immediate access to Wells' numerous amenities. One significant highlight from customer reviews is the proximity to local eateries, with the cottages being "right across from Congdon's Donuts" and centrally located to many other restaurants. While not directly on the beach, public information notes that the cottages are "less than a mile from the beach" and "on the trolley line for trips to the beach." This means guests can easily walk or hop on the Wells Trolley system to reach Wells Beach, Drakes Island Beach, or other nearby sandy shores without the hassle of driving and parking, especially during peak season. Furthermore, the cottages' central location makes them an excellent base for exploring neighboring coastal towns like Ogunquit (to the south) and Kennebunkport (to the north), both just a short drive or trolley ride away. This blend of convenient highway access, local amenities, and easy beach proximity makes New Harbor View Cottages exceptionally well-situated for Maine locals.

- Pet-Friendly Accommodation: This is a major highlight for Maine locals who love to travel with their dogs. When considering promotions or special offers for "New Harbor View Cottages" in Wells, it's helpful for Maine locals to understand the typical booking patterns and value opportunities common to independent vacation cottage properties. While you might not find "flash sales" like large hotels, there are distinct ways to maximize your value.
Based on publicly available information and typical practices for similar accommodations:
- Seasonal Pricing: This is the most significant factor influencing rates. Wells, like much of coastal Maine, experiences peak pricing during the prime summer months (July and August). Mainers looking for more affordable options should consider booking during the shoulder seasons. "Dates Available: May - October" indicates that excellent opportunities for lower rates exist in late spring (May-early June) and early fall (September-October). The weather during these periods is often still beautiful, and the area is less crowded, offering a more serene experience.
- Extended Stay Discounts: While not explicitly stated as a "promotion," it's highly common for vacation cottages to offer better nightly rates for longer stays. The mention of "Rates: $110-$235/night; $610-$1,395/week" and "Minimum Stay: 1 week in peak season for our 2 bedroom cottages" suggests that booking weekly, especially during peak season, is the standard and likely offers a more economical per-night cost compared to shorter stays (where available). It's also noted that a "2-night minimum" is usually required, but "one-night stays are sometimes available," often at a higher per-night rate.
- Direct Booking Advantage: As a property under new ownership (the Ford Family), contacting them directly via the provided phone numbers or their official website (if one exists, typically found through a search for the business name) might yield insights into specific seasonal packages, early booking incentives, or any unadvertised offers. Sometimes, booking directly can bypass third-party platform fees, offering a slight saving.
- Value-Added Amenities: While not a discount on the rental rate, the inclusion of several appealing amenities adds significant value to your stay. The "terrific pool heated with solar panels," free Wi-Fi, the provision of gas grills and picnic tables, and the pet-friendly policy (for a nominal fee) all contribute to a more enjoyable and cost-effective vacation by reducing the need for outside entertainment or services. The recent updates and renovations mentioned in reviews further enhance the intrinsic value.
- Last-Minute Availability: For flexible travelers, if there's an unexpected cancellation or a cottage unit remains unbooked close to the desired check-in date, a last-minute reduced rate might be offered to fill the vacancy. This is less common for popular properties but always a possibility.
To confirm current rates, specific minimum stay requirements, and inquire about any unadvertised promotions, it is always recommended to contact New Harbor View Cottages directly using the provided phone number or to check their official website or listings on major vacation rental platforms.

Sep 23, 2018 · Randy ClontzWe had an extremely pleasant experience at the New Harbor View Cottages. The cottages were immaculate and comfortable. The manager/owner had thought of everything. It was really nice to stay in a place with a well-stocked kitchen, complete with full-size refrigerator. We stayed in Cabin 1, and it couldn’t have been nicer. Moreover, Deb, the owner is friendly and helpful, and was kind enough to recommend a wonderful restaurant (the Bull and Claw). Don’t miss the Rachel Carson Interpretive Trail, within a mile of the Cottages.
Oct 17, 2017 · Ellen JacksonIt was a nice quiet place. The owners and their dog were friendly they had all the amenities even though we carry our own but it's nice to know in case we forget something and they had a real coffee maker not just one of those annoying cup makers that made our day because we did forget our coffee maker lol
