I can say i have been here about 4 years and never once had any issues. That may be because Kim the owner does not tolerate riff-raft as she shouldn’t.As long as you pay your site fee and have a neat site, you will have no problems, but if you are a heathen don’t come here you will hate it. All the neighbors I have had in this time have been great. We have cookouts and play our guitars around the fire. Most people are inside by 9 because we work and have to rest and it’s super quiet here. We are always helping one another also. Kim shows her appreciation a lot in the summer and has cookouts for everyone and provides a jump house for the kids to enjoy. As long as you are not a heathen try it i think you will like it.
Jun 22, 2025 · Charles ClarkOur stay here has been great! The staff is very helpful, from the ladies up front to the maintenence workers. The pool is nice in the summer as well. They throw parties for all the holidays with food and fun stuff for kids too. And they don't complain about every little thing like some places in the area do.What baffles me about some of the negative reviews on here is that they say it seems unsafe. Everyone that I've met here has been so nice. Everyone tries to help each other out as much as possible. I've never felt unsafe while in the park. My 5 ft, 100 lb fiance is totally fine there. I think the people saying those things are very judgemental or have had very sheltered lives. Is it 100% perfect? No. Nowhere is. But it's fairly priced and in a great location. And out of everywhere we have stayed in the area it's definitely the best.
Apr 30, 2025 · Samuel Walsh5 stars for this campground. My husband and I live in Austin Texas. He has worked in Tennessee, in the summer, for the last 2 years. We have a 4 year old son, and we have brought him and stayed at Tennessee 40 RV both years. We were really impressed with the cleanliness of the campground and the friendly people that work there ,Melody and Roseanne. My son and I feel really safe, at Tennessee 40 RV campground, while my husband is away at work.We enjoy the saltwater pool and he loves the playground and they also have a basketball court. We are able to do our laundry on site and also buy propane there ..The campground is very quiet by the time it gets dark... And it's pretty quiet during the day.......I would highly recommend Tennessee 40 RV , for anyone that wants to stay for a night or longer term. They really enforce the rules, as they should . My family has not seen, or had any problems, with management or any neighbors, going on our third summer at the campground.
May 01, 2025 · Boo Boo A.Brent helped us back in after he personally showed us where we were at for the stay. Like they do every time and person that comes. He helps hook up everything and made sure everything was at great working conditions before he left us. Made sure all the hoses fit and plugs. Made sure the TV and power was going good. Was going far and beyond than I've ever had a RV campgrounds go through. I've never been so at ease parking and hooking up. Was less than a 10 min process. And can't wait until we come back cuz this will definitely be the place I come. And a bonus they have washer and dryers to use for all the dirty laundry.
Apr 19, 2025 · Marshell BowmanOur experience was a terrible one. Between the water either not working low pressure or they said the pipes burst, however we really never had water. The shower experience was awful, The bathrooms smelled horrible from sewage odors. The shower heads or like someone was just sprinkling water over you. The campground experience was also awful between all of the homeless people that would come through the campground and live behind it we constantly stayed on edge. Dealing with the front office I cannot explain how horrible it was. The older lady was super sweet and did her job as best as she could. The younger brown-headed lady in there I don't even have words how awful she treated us. We had a problem with the water again and I went up front and she proceeded to curse me like a child. Zero professional customer service from this lady. Let's talk about the white trash trailer park by this place has. Most campers are very old in our permanently there. The appeal of this campground is a zero. I would only recommend this if you needed a nightly stay not a long one. The internet was horrible It always froze up. If I could give them a negative review I would but unfortunately it only allowed me to do one star. We were thankful to get out of there to a nice decent campground. I'm so thankful this horrible experience is behind us. I would highly not recommend staying there.Updated:Yes, I have several pictures of the homeless people going through the RV park. We did call about the shower nozzles and the younger lady at the front said you were working on it. We called your office with every complaint I listed and more. The enormous dog to the right of us that barked non stop. The dogs to the left of us that barked non stop. I don't mind including the rest of the complaints that I didn't even list here. Let's talk about the kids that will go around the campground and stomp on the sewer hoses...I called... Let's talk about all the doggy fences. This is where people would put their animals out at least 9 hours a day and they would bark non-stop. I called... We both worked nights. Thank you for your reply ,however I disagree. Yes we had to stay there 10 months because The other campgrounds had no vacancy. We had no choice but to stay at this one. The first time we checked out we left to a private lot however our camper did not fit so we had no choice but to come back and endure living in a trailer park and not a campground. The way you handle complaints was unexcusable. The cursing and the yelling you did at me was uncalled for and extremely unprofessional. Until you choose to clean up the broken down campers and be more selective with the people you rent to. You will never get above 3 star rating. I'm not the only person giving a low rating please look through all of the posts and you see that I am not alone.
