For local users in Massachusetts, Dunes' Edge represents a rare and valuable opportunity: an affordable camping solution that puts you within immediate reach of P-Town’s bustling Commercial Street and the breathtaking natural beauty of the Cape Cod National Seashore.
The campground is an established and well-run facility, dedicated to maintaining a high standard of cleanliness and transparency, which helps to ensure a positive stay for its guests. It serves as an ideal base for those looking to explore the area's many attractions, from world-class beaches like Race Point and Herring Cove to the historic, artistic, and culinary delights of Provincetown. Embracing its location, the entire property is infused with the timeless beauty of legendary Old Cape Cod, providing a peaceful retreat after a day of exploring. Location and Accessibility
The location of Dunes' Edge Campground is arguably its greatest asset, offering unparalleled convenience on the outermost tip of Cape Cod.
The physical address is **386 US-6, Provincetown, MA 02657, USA**.
- **Immediate Proximity to Provincetown:** The campground is located just one mile from the center of Provincetown. This means guests can enjoy a quick **10-15 minute walk** or an even faster bike ride into the heart of P-Town, eliminating the major hassle and expense of trying to park in town. This convenience is often highlighted by reviewers as a huge plus, making it easy to access the unique shops, restaurants, and whale-watching tours.
- **Cape Cod National Seashore Access:** Dunes' Edge is set directly on the edge of the famous sand dunes, providing convenient access to the Cape Cod National Seashore beaches, which are perfect for sunbathing, swimming, and fishing. Nearby paved bike paths offer excellent routes to explore areas like the Beech Forest, Herring Cove Beach, and Race Point.
- **Access via Route 6:** Located directly off U.S. Route 6, the main route leading into Provincetown, the campground is easy to find. However, prospective guests traveling with larger vehicles should note that some internal roads within the campground can be tight and require careful navigation due to the wooded and dune-side setting.
- **Accessibility:** The campground includes specific features to accommodate all visitors, such as a **Wheelchair accessible entrance** and a **Wheelchair accessible parking lot**.
Services Offered
Dunes' Edge Campground provides essential on-site services that ensure a functional and pleasant camping stay. The campground's facilities are known to be consistently cleaner than average, a point of pride and frequent praise from guests.
- **Site Hookups:** For those with recreational vehicles, the resort offers specific sites equipped with **RV electric hookup** (20- and 30-amp service are available, though service capacity should be confirmed upon booking) and **RV water hookup**. The capacity for RVs is generally limited to a maximum length of 25-28 feet due to the narrow roads.
- **General Services:** The campground provides general **Onsite services**, including a camp store for essential items and a laundry facility.
- **Restroom and Showers:** Clean, well-maintained restroom facilities are available. Hot showers are provided, although they are typically **coin-based** (requiring quarters), a standard feature in many Cape Cod area campgrounds.

Features / Highlights
Dunes' Edge Campground is characterized by its unique setting and commitment to a traditional, quiet camping experience.
- **Quiet and Quaint Atmosphere:** Despite its central location, the campground is often cited as a **quiet** retreat. Guests appreciate the peaceful nights, making it a true escape from the bustle of town.
- **Prohibition on Wood Fires:** A notable feature is the strict policy against open or **wood fires**. Due to local town regulations and fire hazards in the wooded, dune environment, only **propane or charcoal** grilling devices are permitted at individual sites. This is clearly advertised to manage guest expectations, though beach fires are often allowed on National Seashore beaches with the appropriate permit.
- **Nature and Activities:** The location makes it ideal for outdoor lovers. Guests have direct access to **Hiking** opportunities, including **Kid-friendly hikes**, and the nearby paved bike trails are a major draw. Wildlife sightings, such as turkey and hawks, are common.
- **Family and Pet Friendly:** The campground is firmly established as **Good for kids**. Furthermore, it is a pet-friendly location, with **Dogs allowed**, though they must be kept leashed, cleaned up after, and not left unattended at the site.
- **Affordable P-Town Stay:** The campground provides a highly economical way to stay in Provincetown, making a vacation on the coveted Outer Cape accessible without having to "totally break the bank," as one reviewer noted.
- **Ownership:** The property is owned and run by **The Trustees**, a non-profit conservation organization, ensuring the land is preserved and the campground is managed with a focus on conservation and public access to nature.

★ 5★ 4★ 3★ 2★ 1This is a really well-run campground. Everything was exactly as advertised and the bathrooms and showers were way cleaner than your average campground. Yes, wood fires are prohibited, but they are transparent about this at the time of booking. The proximity to everything is a huge plus, and overall we really enjoyed our 4-day stay here that didn't totally break the bank like most places in P-Town would.
September 11 · David DingStayed 8/1-8/4 2025 site 49 for the first time. Cute and quiet camp ground that is SO close to Ptown and the beaches. I don’t think I’ve ever been on a quieter campground. The bathrooms were VERY clean. Site 49 says small tent only but our tent was fairly large and fit great. Some sites are very close to one another but this one is tucked away nicely. Convenient location to the bathroom too! Highly recommend this campground!!
August 04 · Joanna JungNice camp ground. Sites are close together. Biggest complaint is the campsite is too quiet. To the point you feel like you're not allowed to talk or move around after 10pm. Not a party person. But just wanted to be able to play cards with my wife and was told to turn my lights off by campers to my right, forcing us to just go to bed at 10:30pm.
August 22 · Sam Schaeffer (Sam Desoto)My boyfriend and I camped here the first week of July 2025. We had an excellent experience! Check in and check out was a breeze. The staff was very friendly and attentive. The sites are beautiful. This is the campground to camp if visiting p-town. It was an easy walk / bike ride in.
July 11 · Brandon CatlowLook this campground is pretty tight and you are kind of on top of each other but before anybody else complains about that remember that you are in Provincetown starting at $55 a night surrounded by the national seashore and downtown. So would that in mind if you're looking for an outdoor adventure mixed in with the beauty and awesome things to do downtown then you really have no right to complain. I drive a big van and yeah it was tight in and out but it was worth every penny spent. I wasn't even going camping I was just working downtown and it saved me over 200 and something dollars instead of getting a room for the night. It's quiet and the staff are nice. Yes there's no fires which for me personally is a bummer and if you're camping but I understand their reason why. The bathrooms are a little odd and yes you're going to pay for the showers but you pay for your laundry so what's the difference. They are hot and had pressure be happy. The staff stole my rocking chair lol but I got it back and they didn't even try to charge me for it 😜If you're on a budget or if you want to take the kids out and explore nature this is the spot. If you're the type that complains about not having an iron in your motel room this is probably not the spot for you because I'm sure you'll find something to complain about. But I say it's MA resident approved.
