Caney Creek RV Resort Introduce
Nestled by the beautiful Watts Bar Lake in Harriman, Tennessee, Caney Creek RV Resort presents a unique offering for the RV community. More than just a transient stop, this resort often functions as a vibrant hub for long-term residents, providing a sense of community alongside its comprehensive RV amenities. For Tennessee locals considering a permanent or extended RV lifestyle, or those seeking a structured resort experience with lake access, Caney Creek RV Resort could be a compelling option. This article aims to provide a clear, engaging, and factual overview of Caney Creek RV Resort, helping you understand its distinct character and determine if it aligns with your ideal camping or long-term living needs in the heart of East Tennessee.
Caney Creek RV Resort is located at 3615 Roane State Hwy #7842, Harriman, TN 37748, USA. This prime location places it right on the banks of Watts Bar Lake, offering picturesque lakefront and lakeview sites. For those traveling by land, the resort is conveniently situated just 3.5 miles off Interstate 40 at Midtown Exit 350, then turning right (west) onto Highway 70. This makes it a relatively accessible destination for RVers coming from various parts of Tennessee and beyond.
While the main office and older section of the campground are easily found, it's important to note that a "newer" section with full hookup sites is located on a separate property. To reach this area, guests may need to drive back down the road from the main office, turn left, pass a church, and cross a railroad track. This distinct layout is crucial for arrivals to be aware of. For those approaching by water, the marina is located off Tennessee River mile marker 562.5, two miles up Caney Creek, with a maximum clearance of 22 feet under the bridge. The resort's proximity to Roane County Park, accessible by walking trail, further enhances its accessibility to additional recreational opportunities like a splash pad and disc golf. While generally well-located, some reviews indicate that the narrow and winding 3-mile drive off the main road to the general area can be surprising for some first-time visitors, suggesting a somewhat remote feel despite its highway proximity.
Caney Creek RV Resort offers a wide array of services and amenities, positioning itself as a full-service resort primarily catering to RVs, with a significant number of long-term and permanent residents.
Full Hookup RV Sites: All sites at Caney Creek RV Resort offer full hookups, including electric, water, and sewer connections, a key convenience for RVers. The sites vary, including 80-foot pull-throughs, and many are concrete and near-level.
Bathhouses & Laundry Facilities: The resort features bathhouses and a laundry room, both accessible 24 hours with an access code. Reviewers frequently praise the cleanliness of these facilities, with one specifically mentioning "very nice" bathhouses.
Dog Park: A highlight for pet owners, the resort boasts a "very spacious and nice" dog park, providing a dedicated and ample area for pets to play off-leash. It is important to note, however, that pet rules, including leash requirements and waste disposal, are strictly enforced, and aggressive breeds may be prohibited, with a maximum of two pets per site.
Lakeside Swimming Pools: The resort features lakeside swimming pools, including a main pool and a children's pool with a waterfall feature. These are seasonal, typically open from 10:00 a.m. to 10:00 p.m., offering a refreshing amenity during warmer months.
Marina Services: Adjacent to the RV resort is Caney Creek Marina, offering boat slips (both covered and uncovered), pontoon and fishing boat rentals, and a ship store. This is a significant draw for boaters and anglers looking to explore Watts Bar Lake.
Community & Recreational Areas: The resort provides a large outdoor pavilion with a fireplace, ideal for gatherings. Other recreational amenities include horseshoes, shuffleboard, volleyball, a fishing pier, and a children's playground. Paved walking and golf cart trails are also available.
On-Site Store & Office: A camp and shipping store is open daily. While the main office might not always be staffed in person (with a phone number provided for check-in), the resort typically has after-hours camp hosts on duty for late arrivals.
Cable & Wireless Internet: Cable TV is available, and wireless internet is provided at overnight sites, though some reviewers have noted it can be spotty.
Caney Creek RV Resort boasts several key features and highlights that define its unique appeal, particularly for those seeking a community-oriented RV experience on Watts Bar Lake.
Lakefront Access & Views: Many sites offer direct lakefront or lakeview access to Watts Bar Lake, providing stunning scenery and immediate opportunities for water-based activities like boating and fishing. The marina's presence right next door amplifies this benefit.
Emphasis on Long-Term Residency: A significant portion of the campground is occupied by permanent residents. This creates a distinct community atmosphere, often appealing to those looking for a stable, long-term RV living solution rather than just a short vacation spot. However, this also means lakefront sites are often unavailable for transient visitors.
Family-Friendly Amenities (with caveats): The presence of pools, a playground, and accessible walking trails caters to families. However, some reviews indicate strict enforcement of rules, which can sometimes be perceived as overly restrictive for children's activities, especially by the elderly lady working in the office, who some reviews suggest may not be consistently kid-friendly in her interactions.
Strict Rules & Management: The resort operates with very clear and rigorously enforced rules, covering everything from pet waste to parking and noise. While this ensures a well-maintained and orderly environment (praised by those who value cleanliness), it can be perceived as "outrageous" and limiting "freedom" by those accustomed to more relaxed campgrounds. Management's strictness, including warnings about property rules, is a prominent theme in feedback.
Cleanliness & Maintenance: Despite varied opinions on management style and rule enforcement, the overall cleanliness and maintenance of the grounds and facilities (especially bathhouses and the pool area) receive consistent positive remarks, reflecting a commitment to upkeep.
Proximity to Roane County Park: A walking trail connects the RV resort to the nearby Roane County Park, expanding recreational options with amenities like a splash pad and disc golf course, enhancing the family appeal.

It is highly advisable to call in advance, especially to clarify expectations regarding the separate sections of the campground (older vs. newer full hookup sites), amenities access, and any specific rules that might impact your stay. For locals across Tennessee, Caney Creek RV Resort offers a distinctive and established option for RV camping, especially for those considering long-term stays or seeking a more structured community environment by the lake. Its location on Watts Bar Lake provides excellent opportunities for boating, fishing, and waterside relaxation, which is a major draw for many East Tennesseans. The resort's significant population of permanent residents fosters a unique community vibe, which can be appealing for those looking to connect with fellow RV enthusiasts. The spacious dog park is a clear win for pet owners, ensuring furry family members have plenty of room to roam. For individuals or couples aged 65 and older, as suggested by one reviewer, or those who prefer a quieter, more rules-bound setting, Caney Creek RV Resort might be an ideal fit. It offers a solid base for exploring the surrounding Roane County area and enjoying the lake, providing a blend of amenities and a stable environment for extended stays right here in our beautiful Tennessee landscape. It’s a place for those who appreciate a well-maintained property and clear guidelines for community living, offering a different kind of "resort" experience than many traditional campgrounds.

Caney Creek RV Resort Reviews
I do not recommend this place unless you know how it is to live in an HOA. The management is ridiculous! The rules are outrageous! You have zero freedom with the money you use to pay for the spot you own (which they threaten you with every day if you do something, they don’t like.) The community that lives here is not very friendly. (Our neighbors aren’t very nice)I will say the bats house are very nice, but the water pressure is awful. The water stays hot for a very long time, but there is zero pressure in the woman’s restroom. They have a dog park, which is very spacious and nice. If you have neighbors, they are more concerned about your dogs then you are of your own.(If your dog poops even in your yard pick it up lol or else, your neighbor is gonna scream at you).If you are to have a problem, don’t worry the front desk is no help. There is a younger lady with many tattoos and blonde hair who will do nothing she’ll stare at her phone and not care about you the entire time there’s also an older gentleman who supposedly owns an employees the place Who also does the exact same thing. In nice terms, don’t stay here unless you wanna be harassed or you’re at least 65 or older.
Jun 27, 2025 · Olivia DearmanSo disappointed in the management of the camp ground. They say they are kid friendly but apparently not.Espically the elderly lady that works the office. Most of the campground is filled by permanent residence. While I was visiting my sister there my nephew's were riding there bikes and the lady was altime saying stuff to them like they were going to fast, needed a light, and then they stepped out of the road to get out of the way of a vehicle and it happened to be on the concrete pad she occupied. She jumped on to them.Seen teenagers standing on the back of golf carts and people driving golf carts while drinking. They really need to address these issues with the lady whom works there it's also the childrens vacation and the spots are paid for just like hers.Should turn it into a retirement camp ground.I am 63 and don't see why kids can't have fun.Rules should apply to all ages.
Jun 13, 2025 · Sheila ParksIt's an alright camping spot however, with the lot rents being 700-1500 then an additional electric on top of that is a little too much. You call is a resort and it's far from one
