Nowhere on their website did it say that the pool would be closed. We even paid peak season pricing, which made us assume everything was fully operational.When we arrived and noticed the pool was clearly not in use (it was being painted), we asked about it—after paying the balance. Only then were we told that the pool doesn't open until Memorial Day. When we mentioned the website made no mention of this, they insisted it did and told us we “should have called if it was that important.” We double-checked the site and still found no information about a seasonal pool closure.The closure clearly wasn't due to weather or surprise maintenance—it was planned. Meanwhile, other RV resorts in the area had already had their pools open for a month.Since the pool was the sole reason we chose this campground, we immediately made other arrangements at a nearby resort with a pool. We asked for a full refund, explaining that we wouldn’t be staying because they didn't have the amenities they advertised. Shockingly, they still charged us for one full night—even though we didn’t even pull into the site. The staff was extremely rude, unapologetic, and dismissive, and they stood by their false claim that the pool closure was listed on the website.We expected at least some understanding or a gesture of goodwill. Instead, we were treated poorly and left feeling scammed. We had to pay full price at another RV resort last-minute—all because of misleading advertising and terrible customer service here.Would not recommend. Be cautious and call ahead if you expect basic amenities to be available, because this park apparently doesn’t think accurate or transparent information is their responsibility.
June 07 · CassandraWe stayed here overnight on our way to the beach due to the convenience of being near the highway. It was just off the exit but then down a narrow dead end road for about half a mile. Thankfully no one was coming the other way when we were entering or leaving. Once in the campground, we found all the sights were very small and close together. Now, we called ahead and asked if the sites were big rig friendly to which they replied yes. We are a 43’ motor home towing a Jeep. The motor home just barely fit on the site and Jeep had to park close to the side with little room to open the doors. Other than being packed in like sardines, the park was quiet and had a nice nature trail to walk on. Probably will not stay there again.
June 14 · Chris YGreat customer service on the phone and they try their best to give you your row request. We were given our first choice. Bathrooms are centrally located but dated and cleanliness was acceptable. Was great we could mail postcards and buy ice from the office. Lot #96 was a nice concrete pull thru with extra area to park vehicle. My picture shows the lot across the street from #96. You could hear the train in the evening but otherwise quiet. Fire pits are available upon request without a charge. Had to go to the dumpster daily to throw trash away. Loved that they had recycling. Didn’t see staff out and about other than at the office. Great location…not too far of a drive to Colonial Williamsburg, Jamestown, Yorktown, and historic Williamsburg. Would definitely stay again.
April 17 · Terri AquilinaWe had a very peaceful stay at this park along with great weather. Nothing going on other than the sounds of birds chirping and an occasional train passing nearby. The location is a drive close to everything you’d want to see in this historic area. I sure hope they hire additional work crew and start investing some money into this park before it gets too far gone. You definitely want to pay for an upgrade if you have a large rig as some sites are very small. The patio furniture is old and mismatched but an umbrella was a nice touch. Loads of beautiful trees and a fantastic hiking trail through the woods. This is a gem, but it’s definitely showing its age.

The grounds are well take care of, the staff are friendly, and our son loves the playground and pool. The sites have great space for camping needs. It's just far enough away from downtown Williamsburg that it's peaceful and quiet, but a short drive to the outlets, tons of shopping and restaurants and only about a 20 min drive to Colonial area. Highly recommend. We love to stay a couple times a year.
